The Pointe at Harbour Island and the Westin Tampa Waterside lit up at night with boats in the marina

Moving to Harbour Island, FL: Living on Harbour Island Guide

Harbour Island is a small island neighborhood in downtown Tampa, just across the Garrison Channel from the Tampa Convention Center. It was a railroad and phosphate port for much of the 20th century before redevelopment started in 1985. Today it is a residential community with a marina, restaurants at The Pointe and the Westin Tampa Waterside hotel, with skyline views in almost every direction.

Harbour Island suits people who want to walk to downtown offices, Lightning games and the Riverwalk but still come home to something quieter than a downtown street. It draws professionals, downsizers and boaters who want a slip nearby. It is not a budget neighborhood, and most moves here involve towers, loading docks and building rules, so a little planning goes a long way.

Where Is Harbour Island?

Harbour Island is inside Tampa city limits and is treated as a sub-district of downtown. It sits on the other side of the Garrison Channel from the downtown core. The Harbour Island Bridge connects it to the Tampa Convention Center, and Channelside is across Beneficial Drive. Both are within walking distance, and Davis Islands is next door to the south and west.

From 1985 to 1999, an elevated people mover ran from the island to a downtown parking garage. Today the free TECO Line Streetcar has a station across from the convention center and runs to Channelside and Ybor City, and an “In-Town” trolley-replica bus connects downtown, Channelside and Harbour Island. Approximate drive times:

  • Tampa International Airport (TPA): about 8.5 miles, roughly 16 minutes
  • Downtown Tampa, Channelside and Water Street: walking distance
  • MacDill Air Force Base: about 4 miles south-southwest of downtown

The Selmon Expressway, I-275 and I-4 are all a few minutes away, which makes the island an easy base for commutes across the bay or out to the suburbs. If you are coming from elsewhere in the county, our Harbour Island moving team can handle the building paperwork before move day.

Harbour Island Population & Demographics

The Census Bureau does not publish separate numbers for Harbour Island. The closest geography is ZIP code 33602, which covers downtown Tampa and Harbour Island together. Treat these figures as a picture of the wider downtown area, not the island alone.

The numbers describe a well-educated area of small households: 1.8 people per household and nearly two-thirds of adults with a four-year degree. Commutes are short, and ZIP 33602 covers only about 2.6 square miles of land with roughly 8,277 people per square mile. The Census Bureau reports an 18.6% poverty rate for the ZIP as a whole, a reminder that downtown includes a wide mix of housing beyond the island’s condos.

Is Harbour Island Safe?

Harbour Island is patrolled by the Tampa Police Department. We did not find island-level crime statistics we could cite. Citywide, TPD’s 2025 annual report showed overall crime down 21.3%, violent crime down 16.6% and homicides down 52.8% from the year before, according to FOX 13’s coverage.

To look at a specific block, use the TPD calls-for-service map and the other tools on the city’s crime data page. Many buildings on the island have their own access control, so ask the management office how guests, deliveries and move-ins are handled.

Cost of Living on Harbour Island

Home Prices

Harbour Island costs more than most of Tampa. Redfin reports a median sale price of $649,686 for the three months ending August 2026, up 26.2% from a year earlier, with homes taking a median of 71 days to sell. Only 24 homes sold in August, so the median can move a lot from month to month depending on which units happen to close. For context, Redfin’s median for all of Tampa was about $479,000 over the same period, and ZIP 33602 as a whole was about $558,000.

If you are buying a condo, budget for more than the mortgage. Monthly association fees, special assessments and flood and wind insurance all belong in the math, and they vary widely by building. Ask for the association’s budget and reserve information before you commit.

Rent

Renting on the island is also on the high end. Apartments.com’s September 2026 report lists an average rent of $2,447 for Harbour Island, compared with $1,651 for Tampa as a whole. Zillow’s September 2026 data for ZIP 33602 shows an average asking rent of $2,930 across all property types, $169 lower than a year earlier, with 141 rentals listed. Downtown Tampa averaged $2,298 and Channelside $2,671 in the Apartments.com report, so nearby alternatives are not much cheaper.

Best Neighborhoods on and Near Harbour Island

Harbour Island

The island is mostly residential, with The Pointe’s shops, restaurants and 44-slip marina as its commercial hub and a waterfront walkway along the Garrison Channel. It suits people who want downtown within walking distance but prefer a calmer, more residential feel, and boaters who want a slip close to home. Expect building rules for move-ins, reserved elevators and guest parking limits.

Channel District (Channelside)

Just across Beneficial Drive, the Channel District has grown up with mid-rise and high-rise buildings since the twin 30-story Towers of Channelside opened in 2007. It also has The Florida Aquarium, the Sparkman Wharf outdoor food hall and several streetcar stops. It is a good fit for renters who want more building choices than the island offers and do not mind more foot traffic, especially on game and concert nights at Benchmark International Arena.

Water Street

Water Street is a new 50-acre, 16-block neighborhood between the Channel District and downtown, developed by Strategic Property Partners, a joint venture of Lightning owner Jeff Vinik and Bill Gates’ Cascade Investment. Its first residential building opened in 2021, phase two is expected to finish in 2027, and the project is planned to add about 3,500 residences. It suits people who want brand-new construction, ground-floor shops and restaurants, and a very short walk to the island.

Weather & Climate

Harbour Island has Tampa’s warm, humid climate. NOAA’s 1991–2020 normals for Tampa International Airport, as reported by Current Results, put the average annual high at 83°F and the low at 66°F. January highs average around 71°F and lows around 52°F; July and August highs average about 91°F with lows near 77°F. Tampa gets about 49.5 inches of rain a year and roughly 83 thunderstorm days, mostly on summer afternoons.

Hurricane season runs June 1 through November 30, peaking between mid-August and mid-October, according to the National Hurricane Center. As an island surrounded by channels and bay water, Harbour Island’s main risk is storm surge. Hillsborough County changed evacuation zones for 2026, so look up your building with the county’s HEAT tool, sign up for HCFL Alert and ask your association how it handles storm prep and elevator shutdowns.

Best months to move: November through April for weather. Avoid the last Saturday in January, when the Gasparilla Parade of Pirates takes over the waterfront and the invasion ship docks right across the channel.

Things to Do on Harbour Island

Tampa Riverwalk

The 2.6-mile Tampa Riverwalk follows the Hillsborough River through downtown and links parks like Curtis Hixon, Julian B. Lane and Cotanchobee, plus the Tampa Museum of Art, the Tampa Bay History Center and the Henry B. Plant Museum. It is a short walk over the bridge and the easiest way to get to know your new neighborhood on foot.

The Florida Aquarium

The Florida Aquarium on Channelside Drive is walking distance from the island. It covers everything from Florida wetlands to an Indo-Pacific coral reef, with penguins, sea turtles, sand tiger sharks and more. It is open daily, with later hours on Fridays.

Benchmark International Arena

Home of the Tampa Bay Lightning since it opened in 1996, the arena (known as Amalie Arena until 2025) sits in the Channel District, across Beneficial Drive from the island. It also hosts concerts and other big events, so check the calendar before you schedule a move.

The Pointe and the Harbour Island Marina

The Pointe is the island’s waterfront hub, with restaurants, a coffee shop and a marina that was expanded from 20 to 44 slips during its 2014 redevelopment. The waterfront walkway along the Garrison Channel is a nice evening walk with skyline views.

TECO Line Streetcar to Ybor City

The streetcar’s 2.7-mile line runs from downtown and Channelside to Ybor City, and fares have been eliminated thanks to a state grant. It is a simple car-free way to reach Ybor’s restaurants and nightlife from the island.

Where to Eat on Harbour Island

Jackson’s Bistro, Bar & Sushi

Jackson’s has been a Harbour Island landmark since 1997 and was preserved through the island’s redevelopment. It serves American dishes, seafood and sushi, with a waterfront view of the downtown skyline from its home at The Pointe on South Harbour Island Boulevard.

American Social

American Social is a large waterfront bar and kitchen at The Pointe, with a bayfront patio of about 5,000 square feet. It is open late most nights and serves weekend brunch, which makes it an easy default when friends come to help you unpack.

Café Dufrain

Café Dufrain on Harbour Post Drive is the island’s more upscale evening option, with contemporary American small plates and cocktails. It is open Tuesday through Saturday evenings.

Jobs & Economy

The big advantage of Harbour Island is proximity. Downtown Tampa’s office towers, the Tampa Convention Center, Water Street and the Channel District are all within walking distance. Tampa General Hospital, one of the region’s largest employers with about 15,000 team members and providers systemwide, is on Davis Islands next door. MacDill Air Force Base, home to U.S. Central Command and U.S. Special Operations Command, is about 4 miles south-southwest of downtown.

ZIP 33602 residents have an average commute of 21.6 minutes, shorter than both the Tampa and Florida averages, and many residents walk or take the streetcar to work.

Schools Near Harbour Island

Harbour Island is served by Hillsborough County Public Schools, the seventh-largest school district in the country, with more than 213,000 students as of 2021. Assigned schools depend on your exact address, so check the district’s school locator before you sign. The district also runs magnet programs that students across the county can apply to, including the International Baccalaureate program at Hillsborough High School.

For higher education, the University of Tampa (founded in 1931, with 11,047 students in 2023–2024) is just across the river from downtown, and the University of South Florida’s main campus is in north Tampa.

Moving to Harbour Island: Tips From Our Crew

  • Reserve the freight elevator and loading area early. Towers usually set move-in days and hours. Book your elevator window before you book your movers, then send us the details.
  • Get the certificate of insurance request in writing. Most associations and property managers want a COI naming them before move day. We provide COIs for apartment, condo and office buildings free of charge. Just forward the building’s requirements.
  • Check the event calendar. Lightning games, concerts and convention center events bring heavy traffic to Channelside and the bridges. We plan loading around them so your crew is not stuck in arena traffic.
  • Skip Gasparilla weekend. The Parade of Pirates is held on the last Saturday in January, and the pirate ship moors along the Riverwalk behind the convention center. Downtown streets and parking get very tight.
  • Ask about garage clearances and truck parking. Many buildings load from a garage or a short curb zone. Tell us where the truck can park, and we will size the truck or plan a shuttle to fit.
  • Measure before you move big pieces. Elevator depth and hallway turns limit what fits. Measure sofas, headboards and tall armoires, and consider our packing service so fragile items are protected in tight spaces.

Frequently Asked Questions About Moving to Harbour Island

Is Harbour Island part of the City of Tampa?

Yes. Harbour Island is inside Tampa city limits and is considered a sub-district of downtown. It shares the 33602 ZIP code with downtown, uses city services and is patrolled by the Tampa Police Department. It is connected to the mainland by the Harbour Island Bridge and Beneficial Drive.

Can you walk from Harbour Island to downtown?

Yes. The Tampa Convention Center is just across the Harbour Island Bridge, and Channelside is across Beneficial Drive. From there, the 2.6-mile Riverwalk, the fare-free TECO Line Streetcar and the In-Town trolley bus connect you to the rest of downtown, the Channel District and Ybor City.

How much does it cost to hire movers for a Harbour Island condo?

Cost depends on the size of your home, the building’s elevator and loading setup, how far the truck is from the door, packing needs and the date. A high-rise move with a reserved elevator window takes different planning than a townhome. Call our Tampa office at 813-544-0048 for a free quote. An owner will call you back within 15 minutes between 8am and 8pm.

Do I need a certificate of insurance to move into a Harbour Island building?

Most condo and apartment buildings require one, along with a reserved elevator time and set move hours. Ask your property manager for the exact wording they need on the certificate. A & M Friendly Movers provides certificates of insurance for residential and office buildings at no charge.

Does Harbour Island flood?

Harbour Island is surrounded by water, so storm surge is the main risk during hurricanes. Hillsborough County revised its evacuation zones for 2026 using new NOAA storm surge data. Look up your building’s zone with the county’s HEAT tool, review your flood and wind coverage, and ask the association about its storm plan.
