Hyde Park is one of Tampa’s oldest and best-known neighborhoods. It grew up in the 1880s after Henry B. Plant built the first bridge across the Hillsborough River, and today it is known for historic homes and bungalows, the Bayshore Boulevard waterfront, the shops of Hyde Park Village and the restaurants of SoHo on South Howard Avenue.
Hyde Park suits people who want to walk to dinner, run along the bay and live a few minutes from downtown. It draws young professionals, University of Tampa faculty and families willing to pay a premium for location and character. It is one of the most expensive parts of Tampa, and older homes on narrow streets make moving day a little trickier than in the suburbs.

Where Is Hyde Park?
Hyde Park is a historic neighborhood inside Tampa city limits, part of South Tampa. It sits right next to the University of Tampa and downtown. Its approximate boundaries are Kennedy Boulevard to the north, Bayshore Boulevard and Hillsborough Bay to the east and south, and Armenia Avenue to the west. Main roads include Kennedy Boulevard, Bayshore Boulevard, Howard Avenue, Swann Avenue and the Lee Roy Selmon Expressway.
- Downtown Tampa: about 1.2 miles by car, or roughly a 17-minute walk, according to Rome2Rio
- Tampa International Airport (TPA): about 7.6 miles, roughly 14 minutes
- MacDill Air Force Base: at the southern tip of the same peninsula
Swann and Rome Avenues are wider than most streets in the neighborhood because streetcar lines once ran down them. Most other residential streets are much narrower, which matters on moving day. Our Hyde Park movers check street width, parking and truck access before your move so the crew arrives with the right plan and the right size truck.

Hyde Park does not have its own Census geography, so the closest match is ZIP code 33606, the neighborhood’s ZIP. It also includes some surrounding blocks, so read these numbers as a close approximation of Hyde Park rather than an exact count.

About 12.2% of residents were born outside the U.S., and the ZIP has 891 veterans. It covers only about 3.3 square miles of land, at roughly 7,500 people per square mile, so expect a lot of neighbors, apartments mixed in with houses and plenty of people out walking.
Is Hyde Park Safe?
Hyde Park is patrolled by the Tampa Police Department. We did not find neighborhood-level crime statistics we could cite. Citywide, the Tampa Police Department’s 2025 annual report showed overall crime down 21.3%, violent crime down 16.6% and homicides down 52.8% from the year before, as reported by FOX 13.
Conditions vary block by block, and busy nightlife streets feel different from quiet residential ones. Use TPD’s calls-for-service map and the tools on the city’s crime data page to look at a specific street, and visit on a weekend night if you are considering a place near SoHo.
Cost of Living in Hyde Park
Home Prices
Hyde Park is one of the priciest neighborhoods in Tampa. Redfin reports a median sale price of $1,849,107 for the three months ending August 2026, up 37.0% from a year earlier, with a median of 42 days on market. Only 12 homes sold in August, so the median swings with the mix of large homes and smaller units that happen to sell. Across the whole 33606 ZIP, Redfin’s median was about $995,000, up 29.2%, compared with about $479,000 for all of Tampa.
The Census Bureau’s median value of owner-occupied homes in ZIP 33606 was $845,600 (2020–2024), roughly double the Tampa median of $420,400. Condos are usually the lower-cost way into the neighborhood. If a historic home is on your list, ask about historic district review before planning renovations, and get flood and wind insurance quotes early.
Rent
Zillow reports an average asking rent of $2,495 across all property types in ZIP 33606 for September 2026, $81 lower than a year earlier, with 163 rentals available. That is well above the Tampa average of $1,651 in Apartments.com’s September 2026 report, where one-bedrooms averaged $1,651 and two-bedrooms $1,986. Renting a bungalow or townhome close to Bayshore or Hyde Park Village costs more than an apartment on the neighborhood’s edges.

This area suits buyers who want character and walkability and are comfortable with older homes and historic district rules.

This stretch suits downsizers who want a condo with a view and buyers who want to be on the water without leaving the city.

Low-lying streets near Bayshore are exposed to storm surge, and Hurricanes Helene and Milton in 2024 damaged waterfront facilities along the bay in South Tampa. Hillsborough County revised its evacuation zones for 2026, so check your new address with the county’s HEAT tool and sign up for HCFL Alert.
Best months to move: November through April. Stay away from the last Saturday in January, when the Gasparilla Parade of Pirates runs down Bayshore Boulevard, and the Saturday before, when the Children’s Parade takes a shorter Bayshore route.

Moving to Hyde Park: Tips From Our Crew
- Plan for narrow streets. Outside of Swann and Rome, most Hyde Park streets are much narrower, and on-street parking fills up. Tell us about the street and the driveway so we can bring the right size truck or plan a shuttle.
- Talk to the neighbors about parking. A friendly heads-up the day before helps keep space open in front of the house for the truck.
- Book condo elevators early. Bayshore high-rises and newer mid-rises usually require a reserved elevator, set move hours and a certificate of insurance. We provide COIs for apartment, condo and office buildings at no charge.
- Avoid Gasparilla and SoHo nights. Skip the last two Saturdays in January for parade traffic on Bayshore, and avoid late-evening unloading on South Howard on Friday and Saturday nights.
- Protect old floors and doorways. Older homes can have original wood floors, plaster walls and tight stairways. Our crews pad doorways and floors, and our packing service helps with fragile heirlooms.
- Have a piano or safe? Older homes with steps up to the porch take extra planning. See our piano and safe moving service.
