Boat docks on the river in Gibsonton, Florida

Moving to Gibsonton, FL: Living in Gibsonton Guide

Gibsonton is the small river-and-bay community south of Tampa that locals call “Gibtown.” For most of the last century it was the place where carnival and circus performers spent the off season, and it is still home to the International Independent Showmen’s Association and the carnival industry’s biggest trade show. Today it is also a practical, working community on U.S. 41, with Hillsborough Bay on one side, I-75 on the other and the Alafia River running through the middle.

Gibsonton suits families who want more house for the money than they would find closer to Tampa, boaters who want the river and bay nearby, and commuters who need quick access to both U.S. 41 and I-75. It is younger than most of Hillsborough County, home prices sit below the Tampa and Florida medians, and downtown Tampa is about a 13-minute drive in light traffic.

Where Is Gibsonton?

Gibsonton is an unincorporated community and census-designated place in south-central Hillsborough County. Riverview borders it to the north and east, Apollo Beach sits to the south, and Hillsborough Bay forms its western edge. The Alafia River empties into the bay here. The unincorporated area known as East Tampa is in the northern part of the CDP, north of the river, and Adamsville is in the southern part.

U.S. Route 41 runs straight through the center of town, and I-75 crosses the eastern side with access from Exits 246 and 250. Approximate distances and drive times:

  • Downtown Tampa: about 10.3 miles, roughly 13 minutes
  • East side of Tampa via U.S. 41: about 7 miles
  • Brandon area via I-75: about 6 miles
  • Bradenton via U.S. 41 or I-75: about 30 miles
  • Tampa International Airport (TPA): about 18.4 miles, roughly 26 minutes

Drive times are for normal traffic. Rush hour on I-75 and the Selmon Expressway can add a lot, so test your commute at the hour you will actually drive it. Our Gibsonton moving crew plans truck routes around those same rush hours.

Gibsonton Population & Demographics

The Census Bureau does not publish a 2025 population estimate for Gibsonton because it is a CDP, not a city.

A few other Census details worth knowing: the Census Bureau reports a 17.2% poverty rate and a per capita income of $35,562, which shows that incomes vary widely from street to street. Gibsonton has 933 veterans and 6,092 households, and 13.7% of residents were born outside the U.S. The average commute is 33 minutes, longer than the state average, because most people drive north to Tampa or east to Brandon for work.

Is Gibsonton Safe?

Gibsonton is unincorporated, so the Hillsborough County Sheriff’s Office handles law enforcement. We did not find a Gibsonton-specific crime report we could cite with confidence, so we are not going to quote a rate here. As in any community, conditions change from one area to the next.

To check a street before you sign, use the Sheriff’s Office Crime Search Map, which is linked from the HCSO website and shows reported incidents by location. Drive the neighborhood on a weeknight and a weekend, and talk to a neighbor or two if you can.

Cost of Living in Gibsonton

Home Prices

Gibsonton is one of the more affordable places to buy in the Tampa area. Redfin reports a median sale price of $318,789 for the three months ending August 2026, down 3.8% from a year earlier. For comparison, the Tampa median over the same period was about $479,000. Homes in Gibsonton took a median of 63 days to sell, up from 40 days the year before, and 39 homes sold in August. That slower pace gives buyers more time and more room to negotiate than they had a year ago.

The Census Bureau’s longer-term figure tells the same story. The median value of owner-occupied homes in Gibsonton was $304,500 (2020–2024), below both the Florida median of $359,000 and the U.S. median of $332,700.

Rent

The Census Bureau puts Gibsonton’s median gross rent at $1,386 a month (2020–2024), lower than the Florida median of $1,669. Current asking rents run higher than that long-term figure. Zillow’s rental data showed an average asking rent of $2,125 across all property types in November 2025, with 76 rentals on the market. Many local rentals are single-family houses rather than apartments, which pushes the average up. For a Tampa-wide comparison, Apartments.com reported an average apartment rent of $1,651 in September 2026.

Best Neighborhoods in Gibsonton

Along the Alafia River

The river is Gibsonton’s front yard. Streets near the mouth of the Alafia put you close to waterfront bars and boat access to Hillsborough Bay. This part of town suits boaters, anglers and anyone who wants the laid-back “Old Florida” feel Gibtown is known for. Homes here vary a lot in age, size and condition, so look closely at elevation, flood insurance costs and the evacuation zone before you buy.

North of the River (East Tampa Area)

The northern section of the CDP, north of the Alafia, is the closest part of Gibsonton to Tampa. U.S. 41 runs about 7 miles north to the east side of Tampa, and I-75 is a short drive away. It is a good fit for commuters who work downtown, at the port or in the industrial areas along the 41 corridor and want to keep the drive short.

Near I-75 and Big Bend Road

The eastern and southern parts of Gibsonton, toward I-75 and Big Bend Road, are handy for families. East Bay High School is on Old Big Bend Road, Apollo Beach and Riverview shopping are close, and I-75 Exits 246 and 250 make it easy to reach Brandon to the north and Bradenton to the south. This side suits households that split commutes in different directions or want quick interstate access for weekend trips.

Weather & Climate

Gibsonton shares Tampa’s climate. Using NOAA’s 1991–2020 normals for Tampa International Airport, Current Results reports an average annual high of 83°F and low of 66°F. January highs average around 71°F with lows near 52°F. In July and August, highs average about 91°F with lows around 77°F. The area gets about 49.5 inches of rain a year, and Tampa averages roughly 83 thunderstorm days, most of them in summer afternoons.

Atlantic hurricane season runs June 1 through November 30, with the peak between mid-August and mid-October, according to the National Hurricane Center. Gibsonton sits on the bay and the river, so storm surge is the big concern. Hillsborough County updated its evacuation zones for 2026, and all manufactured and mobile homes are in Zone A no matter where they are. Look up your new address with the county’s HEAT tool and sign up for HCFL Alert.

Best months to move: late October through April. Summer moves are fine if you start early in the morning and leave some slack in the schedule for afternoon storms.

Things to Do in Gibsonton

International Independent Showmen’s Museum

Gibtown’s carnival history lives at this museum on Riverview Drive, right next to the Gibtown Showmen’s Club. The two-story collection covers the traveling carnival from its early days, with antique wagons, a carousel, walk-through show trailers and one of the first Ferris wheels in the country, restored and set up inside. The museum is open Thursday through Sunday afternoons. Check its website for current hours and admission.

The Gibtown Showmen’s Club Trade Show

Every February, the International Independent Showmen’s Association hosts what it calls the largest outdoor amusement industry trade show in the country, with ride makers, game suppliers and concession trailer builders. The club has been headquartered in Gibsonton since 1966. The 2027 show is scheduled for February 9–12. It is aimed at industry buyers, but it is a big part of what makes Gibsonton unlike any other Tampa suburb.

J.B. Gibson Park

This 9-acre county park on Vaughn Street is free and open sunrise to sunset. It has a playground, basketball court, picnic shelters, grills, restrooms and a separate dog park, which makes it a handy spot for new residents with kids or pets.

The Alafia River and Hillsborough Bay

Water is the main attraction. The Alafia River connects Gibsonton to Hillsborough Bay, and the riverfront has waterfront bars you can reach by boat, including a couple we mention below. If you are bringing a boat, the county’s Alafia River Boat Ramp is a short drive upriver in Brandon, with a $5 launch fee.

Manatee Viewing Center (Apollo Beach)

Just south of Gibsonton, Tampa Electric’s Manatee Viewing Center on Dickman Road is free and open daily from November 1 through April 15. In cool weather, manatees gather in the warm water discharged from the power station. There is also a tidal walk, a cownose ray touch tank and a habitat trail with a 50-foot observation tower.

Where to Eat in Gibsonton

Jerry’s Dockside Bar & Grill

Jerry’s is a casual waterfront bar and grill on the Alafia River that draws locals by car and boaters by water. Expect cold drinks, simple food and dock access. A 2026 local spotlight called it one of the South Shore’s most authentic waterfront spots, which is a fair description of the whole Gibtown riverfront.

The River’s Edge Bar and Grill

River’s Edge on Ohio Avenue bills itself as a place where “land-lovers and sea-goers” meet. You can come by boat, bike or car, and there are inside and outside bars, a covered waterfront picnic area, a package store and live music on weekends. It is a good place to get a feel for the neighborhood on your first Saturday in town.

Circles Waterfront Restaurant (Apollo Beach)

For a sit-down waterfront dinner, many Gibsonton residents head a few minutes south to Circles in Apollo Beach. It is a local favorite with water views, and it works well when family comes to visit your new place.

Jobs & Economy

Most Gibsonton residents commute. With U.S. 41 and I-75 in town, you can reach downtown Tampa, the Port of Tampa area, Brandon and the growing South Shore in well under half an hour in normal traffic. The Census Bureau’s 33-minute average commute reflects that.

Tampa General Hospital, one of the region’s largest employers with about 15,000 team members and providers systemwide, is on Davis Islands, an easy drive up U.S. 41 or I-75 and the Selmon Expressway. Closer to home, TECO Energy’s Big Bend Power Station sits on nearly 1,500 acres near Apollo Beach. Gibsonton’s own economy still has a strong outdoor amusement flavor: the International Independent Showmen’s Association has more than 4,500 members, and many local businesses build, repair or store carnival rides and equipment.

Schools in Gibsonton

Gibsonton is served by Hillsborough County Public Schools, the seventh-largest school district in the United States and the third-largest in Florida, with more than 213,000 students as of 2021. The local high school is East Bay High School on Old Big Bend Road, which opened in 1957 (the current campus dates to 1972) and had 1,891 students in 2023–2024. Assigned elementary and middle schools depend on your exact address, so check the district’s school locator before you sign a lease or contract.

For college, Hillsborough Community College and the University of South Florida are both within commuting distance, and the University of Tampa is just west of downtown.

Moving to Gibsonton: Tips From Our Crew

  • Check the evacuation zone first. Hillsborough County changed its zones for 2026, and every mobile or manufactured home is in Zone A. Know your zone before you pick a move date in hurricane season.
  • Plan around U.S. 41 and I-75 traffic. Morning traffic heads north toward Tampa and Brandon. We like to be loaded and rolling before the evening rush if a move ends across the bay or up I-75.
  • Tell us about the driveway and the dock. Riverfront lots can have long, narrow or soft driveways. If a big truck cannot get close, we plan for a shuttle vehicle or a longer carry so there are no surprises on move day.
  • Start early in summer. July and August highs run about 91°F, and storms often build in the afternoon. An early start keeps your crew fast and your furniture dry.
  • Ask about workshop and outdoor gear. Plenty of Gibtown homes come with sheds, trailers, boats and tools. Let us know what is going outside the house so we bring the right equipment, or book junk removal for anything you are not keeping.
  • Need a gap between homes? If your closing dates do not line up, short-term storage keeps everything in one place until you are ready.

Frequently Asked Questions About Moving to Gibsonton

Is Gibsonton part of Tampa?

No. Gibsonton is an unincorporated community in Hillsborough County with a Tampa-area mailing address and the 33534 ZIP code. County government, not the City of Tampa, handles services like zoning, and the Hillsborough County Sheriff’s Office handles law enforcement. Downtown Tampa is roughly 10 miles north.

Is Gibsonton cheaper than Tampa?

For buyers, usually yes. Redfin’s median sale price in Gibsonton was about $319,000 for the three months ending August 2026, compared with about $479,000 in Tampa. The Census Bureau’s median home value is also below the Florida median. Rents are closer to Tampa’s, because many rentals are single-family homes.

Do carnival workers still live in Gibsonton?

Yes. The International Independent Showmen’s Association has been based here since 1966 and has more than 4,500 members, and its museum and annual trade show are in town. Many showmen still winter in the area, though today Gibsonton is also a regular suburb full of commuters and young families.

How much does it cost to hire movers in Gibsonton?

It depends on the size of your home, the distance, stairs, packing and the date. A one-bedroom apartment and a four-bedroom house on the river are very different jobs. The fastest way to get a real number is to call our Tampa office at 813-544-0048 or request a free quote online, and an owner will call you back within 15 minutes between 8am and 8pm.

When is the best time of year to move to Gibsonton?

Late October through April brings cooler, drier weather and no hurricane risk after November 30. If you have to move in summer, book the earliest start time available and keep an eye on the tropics in August through October, the busiest part of hurricane season.
