Hampstead is a small Main Street town in northeastern Carroll County. It started as a stagecoach stop called Spring Garden on a road cut in the 1730s, grew up around the Western Maryland Railroad after 1879, and was incorporated in 1888. Today it is a town of about 6,300 people with its own police department, a restored 1912 train station, a Saturday farmers’ market and a volunteer fire company carnival that has anchored the summer for decades.
Hampstead suits families who want a real small-town feel at a lower price than much of the Baltimore area, and commuters heading toward Owings Mills, Westminster, Hunt Valley or York. Homes in town cost well below the Carroll County median, while the countryside around it offers bigger lots and farm views. Winters here are also colder and snowier than in Baltimore, which matters on moving day.

Where Is Hampstead?
Hampstead is in northeastern Carroll County, Maryland, close to the Baltimore County line and a short drive from the Pennsylvania border. It is about 3 miles south of Manchester, 6 miles east of Westminster (the county seat) and 9 miles north of Reisterstown. The Maryland Department of Commerce lists Westminster as 31 miles from Baltimore and 51 miles from Washington, D.C.
Roads you will use:
- Maryland Route 30 (Hanover Pike) is the town’s main highway. A bypass carries through traffic around the west side of town, while the old route through downtown is now MD 30 Business, Hampstead’s Main Street. MD 30 runs south toward Reisterstown and north through Manchester toward the Pennsylvania line.
- Maryland Routes 88, 482 and 833 connect Hampstead to the surrounding countryside and neighboring towns.
- Owings Mills Metro SubwayLink station is about a 20-minute drive, for commuters heading into Baltimore by train.
That north-south route is old. According to the town, the road that made Hampstead was cut between 1736 and 1738 from Connewago (now Hanover, Pennsylvania) toward Baltimore County, and farmers used the town for generations to ship produce to Baltimore and Pennsylvania markets. Baltimore/Washington International Thurgood Marshall Airport (BWI) is the region’s main airport.

A few more details: Hampstead covers 3.3 square miles of land, with about 1,890 people per square mile. The town has 302 veterans, 3.2% of residents were born outside the U.S., and the poverty rate is 6.9%.
Is Hampstead Safe?
Hampstead has its own small police department. The Hampstead Police Department has ten sworn officers and one civilian staff member working out of its historic station on Main Street, the restored former First National Bank building, and it posts monthly police reports on the town website. We did not find a crime-rate comparison worth quoting, so the monthly reports and a call to the department are your best tools. Homes outside town limits with a Hampstead mailing address are covered by county and state law enforcement instead.
Cost of Living in Hampstead
Home Prices
Hampstead is one of the more affordable ways to buy in Carroll County. The Census Bureau puts the median value of owner-occupied homes in town at $333,000 (2020–2024), compared with $434,000 for Carroll County and $419,900 for Maryland. In-town housing is mostly older homes near Main Street, townhouses and single-family subdivisions, while the countryside around Hampstead has larger houses on bigger lots at higher prices.
Because the town is small, a few sales can swing monthly market numbers a lot. Ask a local agent for recent comparable sales, and compare what you get inside town limits (town trash service, sidewalks and public water) with homes just outside.
Rent
Renting in Hampstead is cheaper than the county and state averages. The Census Bureau reports a median gross rent of $1,309 a month in town (2020–2024), compared with $1,427 in Carroll County and $1,705 statewide. About 80% of homes are owner-occupied, so the rental market is small and good units go quickly.
Best Neighborhoods in Hampstead
Historic Main Street
The streets around Main Street have the town’s oldest homes, sidewalks and easy walks to War Memorial Park, the library branch, restaurants and shops. This is where Hampstead Day, Music in the Park and the Christmas tree lighting happen. It suits buyers who want small-town character and don’t mind the maintenance that comes with an older house. Some homes sit close to the street with limited parking, which matters on moving day.
Newer Subdivisions Inside Town Limits
Hampstead’s newer subdivisions, including the streets around Panther Park, sit away from the Main Street traffic. You get newer construction, driveways, cul-de-sacs and town services like curbside trash and recycling. These neighborhoods are a good fit for young families who want a yard and a short drive to school.
Rural Hampstead
The Hampstead ZIP code (21074) stretches well beyond town limits into farmland and wooded lots. Homes out here offer privacy, acreage and space for animals or a workshop, and Prettyboy Reservoir is nearby. It suits buyers who want room and quiet, but you will give up town services, and you may have a private well and septic system and a longer drive in the snow.
Weather & Climate
Northern Carroll County sits higher than Baltimore, and it shows in winter. The closest long-term NOAA station is Millers 4 NE, a few miles north near the Pennsylvania line. Its 1991–2020 normals show an average annual high of 63.4°F and low of 43.9°F. January averages a high of 39.5°F and a low of 23.7°F, and July averages a high of 84.9°F and a low of 64.4°F. The station averages about 47.9 inches of precipitation and 34.1 inches of snow a year. For comparison, BWI Airport averages 19.3 inches of snow.
The town clears its own streets in winter and posts its snow procedures online. Best months to move: May, June, September and October. Summer is busiest, so book early. If you must move between December and March, keep your dates flexible for snow and ice.
Things to Do in Hampstead
Hampstead Train Station Museum
The Hampstead Train Station was built in 1912 on the Western Maryland Railway and served as a passenger and freight station until the late 1960s. Volunteers spent more than seven years restoring it, and it is now a museum and visitors’ center at 4035 Gill Avenue. It is open Saturdays from late May to late October, 9 a.m. to 3 p.m.
Panther Park and Chief Sites Memorial Park
Panther Park, off Dakota Road and Christopher Way, has two ball diamonds, a multipurpose field, a pavilion, volleyball courts and a three-quarter-mile walking trail. Chief Sites Memorial Park on Lower Beckleysville Road has a playground, walking path, picnic tables and a skatepark. North Carroll Community Pond, off MD 30 near North Carroll Middle School, has fishing and, when the weather allows, ice skating.
Hampstead’s Town Events
Hampstead’s calendar is a big part of living here. The Hampstead Farmers’ Market, started in 2010, runs Saturdays from June through September, 8:30 a.m. to noon, at the Panther Plex at 1400 Panther Drive. Free Music in the Park concerts fill War Memorial Park on summer Saturday evenings. The Hampstead Volunteer Fire Company Carnival has been the town’s major summer celebration for 60 years, the Lions Club runs Hampstead Day each May, and the 2026 Hampstead Fall Festival is set for Saturday, October 10.
Oakmont Green
Oakmont Green, on Golf View Lane, is an 18-hole golf course open to the public. It is an easy way to spend a Saturday morning once the boxes are unpacked.
Prettyboy Reservoir
Prettyboy Reservoir, a 1,500-acre reservoir in northern Baltimore County owned by Baltimore City, is a short drive east of Hampstead. The watershed land around it is used for hiking, mountain biking, road cycling, fishing and boating, though swimming is not allowed.
Where to Eat in Hampstead
Fratelli’s Italian and Seafood
Fratelli’s, at 2315 Hanover Pike, serves Italian food and seafood in a casual dining room, with homemade pasta, endless salad and breadsticks with entrées, and desserts like homemade cheesecake and tiramisu. It takes reservations and hosts parties.
Illiano’s J&P
Illiano’s J&P, at 903 South Main Street, is a family-owned Italian restaurant with roots in Naples. The menu runs from pizza and subs to Italian dinners and seafood, and it offers online ordering, which is perfect for the night the moving truck pulls away.
JJ Hoffman’s Creamery
JJ Hoffman’s Creamery, at 841 South Main Street, makes its ice cream fresh daily in the store. The Hoffman family has been in the ice cream business since 1947, and you can get a cone, sundae or milkshake, or take home a pint or ice cream cake to celebrate the new house.
Jobs & Economy
Hampstead residents work all over the region. The average commute is 30.4 minutes, and many drivers head south on MD 30 toward Reisterstown, Owings Mills and Baltimore County, west to Westminster, or north into York County, Pennsylvania.
Within Carroll County, the Maryland Department of Commerce lists the largest employers as Carroll Hospital (LifeBridge Health, about 1,995 workers), McDaniel College (800), Penguin Random House book distribution (755), Integrace Fairhaven (700), Carroll Community College (580), Walmart (530), EVAPCO (440), and Carroll Lutheran Village, English American Tailoring and Northrop Grumman (about 425 each). Health care, education, distribution and manufacturing make up much of the local job base.
Schools in Hampstead
Hampstead is served by Carroll County Public Schools. Public schools in and near town include Hampstead Elementary, Spring Garden Elementary, North Carroll Middle School and Shiloh Middle School.
One thing newcomers should know: North Carroll High School, which served Hampstead for decades, closed in 2016 after the county school board voted to close it because of declining enrollment. Manchester Valley High School opened in nearby Manchester in 2009. Because high school assignments changed after the closure, check your exact address on the district’s school boundary maps before you buy. The old North Carroll building at 1400 Panther Drive now hosts the Panther Plex, where the farmers’ market meets. For college, McDaniel College and Carroll Community College are both in Westminster.

Moving to Hampstead: Tips From Our Crew
- Use the town’s bulk trash days. If you live inside town limits, Hampstead offers bulk trash pickup three times a year, on the third Saturday of March, July and October. Construction materials, tires, paint and hazardous waste are not accepted. If your move doesn’t line up with those dates, our junk removal service can take the extras.
- Know your trash day. In-town trash and recycling pickup is Tuesday or Wednesday depending on your route, and the town gives new residents small recycling bins. Yard waste is collected on Mondays from the first Monday in April through the third Monday in December. Call the Town Office when you move in so you know your day.
- Plan for Main Street parking. Older homes near Main Street may have little or no driveway. Tell us ahead of time so we can plan where the truck will park and how far the carry is.
- Take winter seriously. Northern Carroll County averages far more snow than Baltimore. We watch the forecast closely, and if roads are unsafe we reschedule with you. There is never a rescheduling fee.
- Avoid MD 30 at rush hour. Hanover Pike carries commuter traffic toward Reisterstown and I-795. An early start keeps the truck out of the worst of it.
- Tell us about farm lanes and long driveways. Rural Hampstead properties can have narrow lanes, gravel drives or soft ground after rain. Photos help us pick the right truck.
- Moving from Pennsylvania? Hampstead is close to the state line, and our York PA & Maryland office serves both sides of it, so one crew can handle the whole move.
Frequently Asked Questions About Moving to Hampstead
How much do movers cost in Hampstead, MD?
Every move is priced on its size, distance, access and services. A two-bedroom townhouse move within town is very different from moving a farmhouse full of furniture from another state. Call our York PA & Maryland team for a free quote. An owner will call you back within 15 minutes between 8 a.m. and 8 p.m.
Is Hampstead, MD a good place to live?
Many families think so. Hampstead has a walkable Main Street, a busy calendar of town events, its own police department and homes that cost less than the Carroll County median. The trade-offs are a limited rental market, commutes of about half an hour for most workers, and more snow than Baltimore.
What high school do Hampstead students attend?
North Carroll High School closed in 2016, so Hampstead-area students are assigned to other Carroll County high schools based on address. Check the Carroll County Public Schools boundary maps for your specific street before you buy or sign a lease.
Is every Hampstead address inside town limits?
No. The 21074 ZIP code covers a large rural area outside the incorporated town. Town services such as curbside trash, bulk trash days and the Hampstead Police Department serve in-town residents. Ask your agent whether a property is inside town limits before you buy.
Can you handle a long-distance move to Hampstead?
Yes. For long-distance moves we provide a binding estimate, so the price never changes after you book. You get your own dedicated truck, the same W-2 crew from start to finish, and a guaranteed delivery date. Military families get 5% off.
