Moving to Beach Park, FL: Living in Beach Park, Tampa Guide

Beach Park is one of South Tampa’s original 1920s neighborhoods, set on Old Tampa Bay just south of Kennedy Boulevard. The City of Tampa describes it as a place of large oak trees, winding streets, very large lots and a wide variety of architectural styles, and several of the original Mediterranean-style homes are still standing. It is also minutes from the Westshore business district and Tampa International Airport, which makes it one of the most convenient addresses in the city.

Beach Park suits families who want a big lot close to work, executives and professionals who commute to Westshore or downtown, and frequent flyers who like living a few minutes from the airport. Prices are high and sales are not frequent, so buyers here tend to be patient and well prepared.

Where Is Beach Park?

Beach Park is a neighborhood inside the Tampa city limits on the west side of the Interbay Peninsula. According to Wikipedia, its boundaries are Kennedy Boulevard to the north, Beachway Drive to the south, Tampa Bay to the west and Lois Avenue to the east. The ZIP codes serving the neighborhood are 33609 and 33629.

Approximate drive distances from Rome2Rio:

  • Tampa International Airport (TPA): about 3.8 miles, roughly 7 minutes
  • Downtown Tampa: about 4.6 miles, roughly 8 minutes without traffic. Rome2Rio also lists a bus line (Route 30) along Kennedy Boulevard toward downtown.

The roads that matter most are Kennedy Boulevard on the north edge, Westshore Boulevard and Dale Mabry Highway a little farther east. The Courtney Campbell Causeway (State Road 60) crosses Old Tampa Bay to Clearwater from just north of the airport.

Our Tampa office serves all of Hillsborough County, and our Beach Park movers know the neighborhood’s narrow, curving streets well.

A little history: According to Tampa Bay History Center historian Rodney Kite-Powell, writing in Tampa Magazines, Col. Harry C. Culbreath bought land here after the Civil War and planted the first orange grove on the Interbay Peninsula. The Beach Park subdivision was platted in 1924, and by 1926 there was a building boom, with homes designed by well-known Tampa architects such as M. Leo Elliott and Franklin O. Adams. The land bust and the Depression hit hard, and the neighborhood didn’t fill in until after World War II, which is why 1920s Mediterranean Revival homes sit next to 1950s ranches here. The original Beach Park Company office, built in 1924 at 801 S. West Shore Boulevard, is now the Beach Park Women’s Club building.

Beach Park Population & Demographics

The Census Bureau does not publish current data for Tampa neighborhoods. At the 2010 Census, Beach Park had 3,986 residents in 1,692 households, according to Wikipedia’s summary of Census data. That data showed 29% of households with children under 18, 52% married couples, a per capita income of $48,549 and about 2% of residents below the poverty line.

For more recent figures, here are the two ZIP codes that include Beach Park. Each ZIP covers a much larger area than the neighborhood, so read these as a picture of this part of Tampa, not Beach Park itself.

What stands out is the commute. Residents of both ZIP codes average about 21 minutes to work, well under the Florida average of 28 minutes. That is the Westshore effect: a lot of people here can get to the office in a few minutes.

Is Beach Park Safe?

We did not find crime statistics published for Beach Park by itself, so we won’t guess. Citywide, the Tampa Police Department reported a 21.3% overall drop in crime in 2025, with violent crime down 16.6% and homicides down 52.8%, according to FOX 13’s coverage.

To check a specific street, use the Tampa Police Department’s crime data page and its calls-for-service map. The blocks near Kennedy Boulevard and the Westshore commercial area see more traffic and activity than the interior streets near the bay, so visit at different times of day before you choose.

Cost of Living in Beach Park

Home Prices

According to Redfin, Beach Park homes sold for a median price of about $1.02 million over the three months ending August 2026, down 11.5% from a year earlier, at a median of $358 per square foot. Homes spent a median of 29 days on the market, compared with 68 days the year before, and Redfin rated the market “not very competitive.” With a small number of sales each quarter, the median moves around a lot, so lean on recent comparable sales for the street you want.

At the ZIP level, Redfin’s medians for the same period were about $735,000 in 33609 and about $1.33 million in 33629. The Census Bureau’s median value of owner-occupied homes for 2020–2024 was $605,600 in 33609 and $851,400 in 33629, compared with $420,400 for the City of Tampa and $359,000 for Florida.

Best Neighborhoods in Beach Park

The Bayfront Streets

Streets such as Bayside Drive and Beach Way Drive hold several of the original 1920s homes, including 823 and 836 Bayside Drive (both 1925) and 4505 Beach Way Drive (1926), according to Tampa Magazines. The original developers dug canals and bayous and laid out curving roads, so many lots here are large and irregular. These streets suit buyers who want history, water access and room, and who have the budget for it.

The Westshore Edge

Closer to Westshore Boulevard and Kennedy Boulevard, Beach Park meets the Westshore District, which describes itself as Tampa Bay’s largest employment center, with 15.3 million square feet of office space. Here you are closest to shopping, restaurants, apartments and the airport. It suits renters, professionals who want the shortest possible commute and people who travel often.

Nearby: Culbreath Isles and Culbreath Bayou

Near Beach Park are Culbreath Isles, largely dredged from the shoreline and shallows of the bay, and Culbreath Bayou, both named for Col. Culbreath, according to Tampa Magazines. They are worth adding to your search if you want waterfront homes in the same part of South Tampa, or if nothing is listed in Beach Park when you are ready to buy.

Weather & Climate

Beach Park shares Tampa’s climate, and the NOAA station for Tampa is at the airport, just a few miles north. Using NOAA’s 1991–2020 normals, Current Results reports an average annual high of 83°F and low of 66°F. Mid-January averages a high of 71°F and a low of 52°F, while July and August average highs of 91°F and lows of 77°F. Tampa averages 94 days a year in the 90s, 49.5 inches of precipitation and 83 thunderstorm days. August is usually the wettest month and November the driest.

Hurricane season runs June 1 through November 30, and Beach Park sits on the bay. Hillsborough County made more significant changes than usual to its evacuation zones for 2026, including expanding Zone A in some areas. Look up your address at HCFL.gov/HEAT and sign up for HCFL.gov/Alert. The City of Tampa also lists Beach Park drainage improvements and a flooding relief project at Woodmere and Lois among its current projects.

Best months to move: late October through April. In summer, book an early start.

Cypress Point Park

Cypress Point Park, on the bay just north of the neighborhood near W. Cypress Street, is a City of Tampa park with a calm white-sand beach, shaded paved and unpaved trails, a disc golf course, a sand volleyball court, a playground, shelters and a self-service paddleboard rental station. Bayshore Boulevard

Across the peninsula, Bayshore Boulevard has a 10-foot-wide sidewalk that runs 4.5 miles along Hillsborough Bay, with a bike lane, a linear park and workout stations. It is the classic South Tampa place to run, walk or bike, and it hosts the Gasparilla parades every winter.

Raymond James Stadium

Home of the Tampa Bay Buccaneers, Raymond James Stadium opened in 1998. Game days change traffic patterns on Dale Mabry and around Westshore, which is worth knowing before you schedule a Sunday move.

Where to Eat in Beach Park

Rusty Pelican (Rocky Point)

The Rusty Pelican has been on the water at 2425 N. Rocky Point Drive since 1978. It is known for fresh seafood, a tropical setting with palm trees and market lights, and live piano music.

Oystercatchers (Grand Hyatt Tampa Bay)

Wright’s has been a Tampa sandwich institution since April 1963. Its South Tampa location at 1200 S. Dale Mabry Highway seats 225, and it is known for sandwiches on its round Bucket Bread and for its cakes, especially the rum cake. It is closed Sundays.

Jobs & Economy

Beach Park’s biggest advantage is location. The Westshore District next door says it has more than 6,500 businesses and about 100,000 employees, plus 45 hotels and more than 250 restaurants, making it the region’s largest commercial office district. Other major employers within a short drive include:

  • Tampa International Airport and the hotels and businesses around it.
  • Tampa General Hospital, with approximately 15,000 team members and providers systemwide.
  • MacDill Air Force Base, at the south end of the peninsula, which hosts U.S. Central Command and U.S. Special Operations Command. See our military moving page if you are coming here on orders.
  • Port Tampa Bay, which Wikipedia describes as the largest port in Florida.

Also worth watching: in January 2026, Hillsborough College’s trustees voted to begin negotiating with the Tampa Bay Rays over a possible stadium and sports complex on the college’s Dale Mabry campus, a short drive from Beach Park. No final agreement was reported in the sources we checked.

Schools in Beach Park

Public schools are part of Hillsborough County Public Schools, which describes itself as the nation’s 7th largest school district. H.B. Plant High School, which opened in 1927 between S. Himes Avenue and Dale Mabry Highway, is the best-known high school in South Tampa and has more than 2,500 students. Zoning depends on your exact address, and the district offers magnet and choice programs, so confirm your zoned schools with the district before you buy or sign a lease.

Hillsborough College’s Dale Mabry campus, its largest, is close by. The University of Tampa, with more than 11,000 students, is next to downtown, and the University of South Florida is in north Tampa.

Moving to Beach Park: Tips From Our Crew

  • Tell us about your street. Beach Park’s winding roads, big oaks and irregular lots are part of its charm, but low limbs and tight turns can keep a full-size truck from the door. When you call, let us know about trees, gates and driveway length so we can plan the right truck and, if needed, a shuttle.
  • Time it around Westshore rush hour. Kennedy Boulevard and Westshore Boulevard back up at commute times. Midday loading and weekend moves usually go smoother.
  • Check game days. Buccaneers home games at Raymond James Stadium change traffic across Westshore and Dale Mabry. Check the schedule before booking a fall weekend.
  • Know your flood and evacuation zone. Beach Park is on the bay, and the county changed evacuation zones for 2026. If you move between June and November, keep documents and medications with you, not on the truck.
  • Apartment and condo buildings need a COI. Most Westshore-area buildings require a certificate of insurance and a reserved elevator or loading window. We provide COIs free; send us the building’s rules a week ahead.
  • Heavy items need a plan. Many of the larger homes here have pianos, safes or gym equipment. Mention them up front so we bring the right equipment for piano and safe moving.
  • Beat the heat. July and August highs average 91°F with afternoon storms, so we like an 8 a.m. start.

Frequently Asked Questions About Moving to Beach Park

How much does it cost to hire movers in Beach Park?

It depends on the size of the home, access from the street, stairs, packing, specialty items and the date. A Westshore apartment and a large bayfront house are very different jobs, so the best way to get a real number is a free quote. How close is Beach Park to the airport?

Very close. Rome2Rio puts Tampa International Airport about 3.8 miles away, roughly a 7-minute drive. That is one reason frequent travelers and people who work in the Westshore District like the neighborhood.

Is Beach Park expensive?

Yes. Redfin’s median sale price was about $1.02 million for the three months ending August 2026, and Apartments.com listed Beach Park’s average rent at $2,433 in September 2026, above the South Tampa and Westshore averages. Incomes in the surrounding ZIP codes are also well above the Tampa and Florida figures.

Are there HOAs in Beach Park?

Beach Park is an older neighborhood of individual homes, but some condo buildings, townhome communities and newer developments nearby have their own associations with move-in rules. Ask your agent or property manager for any association rules in writing before moving day.

Can A & M move me to Beach Park from out of state?

Yes. Long-distance moves come with a binding estimate, your own dedicated truck, the same W-2 crew from pickup to delivery and a guaranteed delivery date. There is never a rescheduling fee, and military families get 5% off.
