Bayshore Beautiful is the South Tampa neighborhood that sits right on Bayshore Boulevard, with the sidewalk and Hillsborough Bay out the front door and quiet residential streets behind it. The City of Tampa describes it as home to some of the city’s most stately and elegant homes, and the skyline views across the water are a big part of the draw.

It has an active volunteer neighborhood association, and it is not a place where homes come cheap. It helps to know what you are getting into before you start touring houses.

Bayshore Beautiful Population & Demographics

The Census Bureau does not publish current figures for Tampa neighborhoods, so here is what we could verify. At the 2010 Census, Bayshore Beautiful had 5,931 residents in 2,601 households, according to Wikipedia’s summary of Census data. That same data put the per capita income at $45,047, about 5% of residents below the poverty line, and roughly 16% of residents 65 or older.

For more recent numbers, the best option is to look at the two ZIP codes that cover the neighborhood. Keep in mind that each ZIP covers far more than Bayshore Beautiful, so treat these as a picture of the surrounding part of South Tampa, not the neighborhood itself.

Best Neighborhoods in Bayshore Beautiful

Along Bayshore Boulevard

The homes facing Bayshore Boulevard and the streets just behind it are what most people picture when they hear the name. The City of Tampa points to the neighborhood’s stately homes and skyline views across Hillsborough Bay. This stretch suits buyers who want to walk out the door onto the Bayshore sidewalk and don’t mind the traffic and event crowds that come with a famous boulevard. Expect the highest prices here, and pay close attention to flood zone and insurance before you make an offer.

The MacDill Avenue Side

Farther west, toward S. MacDill Avenue, the streets are quieter and the homes are generally more modest. Between Bayview and Wallcraft Avenues on MacDill there is a small district of bars, cafes and shops that Wikipedia notes is considered part of the expanded Palma Ceia Design District. This side of the neighborhood suits families and first-time South Tampa buyers who want to walk to coffee or dinner and don’t need a water view.

Next Door: Ballast Point

If Bayshore Beautiful is out of reach or nothing is listed, look just southeast in Ballast Point. It runs from Gandy Boulevard south to MacDill Air Force Base, between Hillsborough Bay and S. MacDill Avenue, and it includes Ballast Point Park and Gadsden Park. It is a natural fit for people working on base who still want to be near the water and the Bayshore trail.

Weather & Climate

Bayshore Beautiful has Tampa’s climate. Using NOAA’s 1991–2020 normals for Tampa International Airport, Current Results reports an average annual high of 83°F and low of 66°F. The coldest days, in mid-January, average a high of 71°F and a low of 52°F. July and August bring average highs of 91°F and nighttime lows of 77°F, and Tampa averages 94 days a year in the 90s. Total precipitation averages 49.5 inches a year, August is usually the wettest month and November the driest, and the area averages 83 thunderstorm days a year.

Hurricane season runs June 1 through November 30. Living on the bay means storm surge is a real consideration. Hillsborough County made more significant changes than usual to its evacuation zones for 2026, expanding Zone A in some areas and moving some properties between zones. Look up your address at HCFL.gov/HEAT and sign up for alerts at HCFL.gov/Alert. The 2024 storms left a mark nearby: the City of Tampa says the Ballast Point Park pier has been closed since spring 2025 because of damage from Hurricanes Helene and Milton.

Best months to move: late October through April, when it is cooler and drier. Summer moves are common, but start early in the day.

The 600-foot fishing pier remains closed for hurricane repairs, so check the city’s page before you plan a fishing trip.

Picnic Island Park

For a real beach without crossing the bay, drive to Picnic Island Park at 7409 Picnic Island Boulevard, on the west side of the peninsula. It has a white-sand beach, a separate gated dog beach, a fishing pier, a boat ramp, sand volleyball and a disc golf course. It is open sunrise to sunset.

Gasparilla on Bayshore

Every winter the Ye Mystic Krewe of Gasparilla stages its 4.5-mile victory parade down Bayshore Boulevard, with more than 100 floats, bands and dozens of krewes. The shorter Gasparilla Children’s Parade runs on Bayshore one week earlier. If you live here, the parade comes to you, along with the crowds and road closures.

Hyde Park Village

A short drive north up Bayshore, Hyde Park Village is an open-air shopping district between Swann and Rome Avenues with national retailers, local boutiques and restaurants. It is where a lot of South Tampa residents go for an evening out.

Moving to Bayshore Beautiful: Tips From Our Crew

  • Don’t plan on parking on Bayshore. Bayshore Boulevard carries steady traffic and has a busy sidewalk and bike lane. For homes facing the bay, we usually load from a side street or the driveway. Tell us how your home is accessed when you call so we send the right size truck.
  • Check the Gasparilla calendar. The main Gasparilla parade and the Children’s Parade both run on Bayshore Boulevard in winter, and roads close for them. Avoid those weekends if you live near the boulevard.
  • Know your evacuation zone before closing. Hillsborough County expanded some zones for 2026. If you are moving between June and November, keep important documents, medications and chargers with you, not on the truck, and build a day of flexibility into your plan.
  • Watch for road work on MacDill and Gandy. The City of Tampa lists a traffic signal upgrade at MacDill Avenue and Gandy Boulevard and a resurfacing project on S. MacDill from Gandy to Bay to Bay. Lane closures can slow a truck down, so check the city’s project list for your street.
  • Start early in summer. With July and August highs around 91°F and storms most afternoons, an 8 a.m. start beats the heat and the rain.
  • Condos and townhomes need paperwork. Many associations want a certificate of insurance (COI) and set move hours. We provide COIs free; just send us the building’s requirements a week ahead.
  • Coming on military orders? We offer 5% off for military moves, and MacDill is minutes away. Ask about storage if your report date and closing date don’t line up.

Frequently Asked Questions About Moving to Bayshore Beautiful

How much does it cost to hire movers in Bayshore Beautiful?

It depends on the size of the home, stairs, how far the truck can park from the door, packing, and the date. A condo move across South Tampa and a four-bedroom house on Bayshore are very different jobs. The fastest way to a real number is a free quote. Call 813-544-0048 and an owner will call you back within 15 minutes between 8 a.m. and 8 p.m.

Is Bayshore Beautiful a good neighborhood for families?

Many families like it for the Bayshore trail, nearby parks like Ballast Point and Picnic Island, and short commutes. At the 2010 Census, 25% of households had children under 18. School zones vary by address, so check the zoned schools for any home you are considering with Hillsborough County Public Schools.

Do I need flood insurance in Bayshore Beautiful?

That depends on the property’s flood zone and your lender, but homes near the bay deserve a close look. Check your evacuation zone at HCFL.gov/HEAT, ask your insurance agent about flood coverage, and ask the seller about any flood history, especially after the 2024 hurricane season.

What is the Bayshore Beautiful Neighborhood Association?

It is a volunteer-run association that has served the neighborhood since 1988 and says it represents more than 3,000 homeowners and renters. Membership is optional. Unlike an HOA, it has no deed restrictions or homeowner rules, though individual condo and townhome communities may have their own associations.
