Winnabow is a rural community in northern Brunswick County, North Carolina, strung along U.S. 17 between Leland and Bolivia. It is mostly farmland, woods and creek country, with a post office, a feed store and not much in the way of retail. That is exactly why people move here. Downtown Wilmington is about 17 minutes away, the Brunswick County beaches are within half an hour, and you can still have a big lot with a quiet road out front.
Winnabow suits families who want land and good public schools close by, commuters who work in Wilmington or Leland, and anyone who likes kayaking, trail riding or history. It is unincorporated; a 2022 push by residents to incorporate as a town was turned down by the state’s Local Government Commission. Expect to drive for groceries and dining, and expect the area to keep growing as Leland spreads south.

The key difference from the rest of Brunswick County is age. The Winnabow ZIP has a median age of 40.2, about 16 years younger than the county as a whole (56.4). This is a working-family area, not a retirement community, and household incomes run a little above the county and state medians.
Is Winnabow Safe?
Winnabow is unincorporated, so it has no town police department. Law enforcement is handled by the Brunswick County Sheriff’s Office, based at the county government complex in Bolivia, about 10 minutes away. We did not find a crime report broken out for the Winnabow area alone, so we won’t guess at a number. If safety is a deciding factor, call the Sheriff’s Office about the specific road you are considering, and talk with neighbors when you visit.
Cost of Living in Winnabow
Home Prices
Zillow’s Home Value Index put the typical home value in Winnabow at about $333,500 as of August 2026, up 1.2% from a year earlier. For the whole 28479 ZIP code, Zillow’s figure was about $362,500. Both are below Zillow’s typical value for Brunswick County (about $404,800) and right around the North Carolina typical value of about $334,800.
For buyers priced out of Leland or the beach towns, that gap is a big part of Winnabow’s appeal. You trade a shorter drive to the sand for more land and a quieter road.
The Census median value for owner-occupied homes in ZIP 28479 was $327,000 in the 2020–2024 survey. The housing mix ranges from older farmhouses and manufactured homes on acreage to newer subdivision homes. Because many properties are rural, ask about wells, septic systems, flood zones and driveway access, not just square footage.
Rent
The median gross rent in ZIP 28479 was $1,386 a month in the 2020–2024 survey, close to the county median of $1,351 and a little above the North Carolina median of $1,228. With more than 83% of homes owner-occupied, there are not many rentals. Most renters here lease single-family homes, so start looking early and be ready to apply quickly. Leland, about 14 minutes north, has more apartment options.

Some low-lying land is near creeks and wetlands, so check flood maps.

Moving to Winnabow: Tips From Our Crew
- Time your move around the Wilmington bridges. If you are moving from Wilmington or New Hanover County, the U.S. 17 crossings over the Cape Fear back up during rush hour. A mid-morning start usually makes for a smoother trip.
- Walk the driveway before move day. Many Winnabow homes have long dirt or gravel drives, tight turns and low branches. Send us photos or a quick description so we can plan the right truck and avoid getting stuck after rain.
- Know your well and septic. On rural lots, find the septic tank and drain field before the truck arrives so we can keep heavy equipment off them.
- Watch the forecast from August through October. Those are among the wettest months at the Wilmington airport station. If a tropical storm is coming, keep your date flexible; we never charge a rescheduling fee.
- Start early in summer. July highs average about 90°F. A 7 or 8 a.m. start and cold water for everyone make a big difference.
- Bridge a gap with storage. New construction in northern Brunswick County often runs late. Our storage can hold your belongings until your house is ready.
