Swann Estates is a small, quiet South Tampa neighborhood tucked between two of the city’s busiest roads. Kennedy Boulevard runs along its north side and Dale Mabry Highway along its east side, yet inside those borders you’ll find oak-shaded streets, Mediterranean and traditional homes, and a lot of new construction where older houses once stood. The Westshore business district and Tampa International Airport are just to the north, and downtown Tampa is about 5 miles away.
The neighborhood suits professionals who work in Westshore or downtown, families drawn to South Tampa’s public schools, and buyers who want an established, walkable-enough neighborhood close to everything. It’s not cheap: real estate sites put typical home values here above $1 million. But for people who want South Tampa living without being far from the airport, Swann Estates checks a lot of boxes.

Cost of Living in Swann Estates
Home Prices
Swann Estates is one of Tampa’s pricier neighborhoods. Homes.com reports an average home value of $1,087,680 and a 12-month median sale price of $1,130,000, at about $414 per square foot. It describes a typical range from about $650,000 for a three-bedroom ranch to $1.5 million for a traditional home with Spanish accents.
Sales are few and prices swing. The most recent Redfin report we could open showed a median sale price of $810,000 in June 2025 on 11 sales, down 37% from a year earlier even though price per square foot rose 34.3% to $439. With so few sales each month, the median depends heavily on which homes happened to sell, so ask your agent for the latest comparables.
Property taxes and insurance add up quickly at these prices. Get quotes for homeowners, wind and flood coverage before you make an offer, and ask the seller for recent insurance and utility bills so your monthly budget has no surprises.
For context, the Census median home value for the whole City of Tampa was $420,400 for 2020–2024, and Redfin’s median sale price for Tampa was $478,683 in August 2026. Swann Estates buyers should also budget for Florida homeowners insurance, and possibly flood insurance, which can vary a lot by street.
Rent
Rentals in Swann Estates are mostly single-family homes, and they’re expensive. Homes.com lists a median rent of $4,633 a month for the neighborhood, with townhomes around $1,850 and condos around $2,100. For comparison, Apartments.com reported a Tampa average of $1,651 for a one-bedroom and $2,397 or more for a three-bedroom apartment in September 2026, and the Census median gross rent for the city was $1,701.

It suits buyers who want to be near the water and don’t mind paying for it.

Moving to Swann Estates: Tips From Our Crew
- Stay off Kennedy and Dale Mabry at rush hour. Both border roads carry heavy traffic, especially near Westshore. We plan arrival times to avoid the worst of it and park on interior streets whenever we can.
- Check the Bucs schedule. Raymond James Stadium is up Dale Mabry. Avoid scheduling a move on a home game day if your route uses that road.
- Be a good neighbor on narrow streets. Interior streets are residential and lined with trees. Give neighbors a heads-up if the truck will be out front for a few hours, and tell us about low branches, tight turns or on-street parking limits.
- New construction? Protect the floors. Many homes here are new builds with fresh hardwood, tile and paint. Our crews use floor runners, door-jamb protectors and padding to keep them that way.
- Condo or townhome? Get the COI first. Buildings in and around Westshore often require a certificate of insurance and an elevator reservation. We provide COIs for free. Just send us the building’s requirements.
- Plan around storm season. For a June-to-November move, check your evacuation zone after the 2026 changes and keep a backup date.
