Moving to Seffner, FL: Living in Seffner Guide

Seffner is a small, older community on the east side of Hillsborough County, squeezed between Interstate 4 and Brandon. It dates to the 1880s, when the post office opened and the town took the name of its first postmaster, Frederick P. Seffner. By 1925 it was the fourth-largest town in the county. Today it’s a quieter place: about 8,400 people, mostly owner-occupied homes, a lake on the southeast side, and quick access to I-4, I-75 and Brandon’s shopping.

Seffner suits families who want a yard and a real neighborhood feel without paying Tampa prices, and commuters who split time between Tampa and Plant City or Lakeland. Its homeownership rate is much higher than the county’s big suburbs, and the Census puts its median household income above Florida’s. You’ll trade some walkability for more space.

Sources: U.S. Census Bureau QuickFacts (2020 Census and 2020–2024 American Community Survey); median age and historical counts from the Census as reported by Wikipedia. The Census Bureau does not publish annual population estimates for CDPs like Seffner, so 2020 is the latest official count.

A few more details: Seffner has 503 veterans, and 11.3% of residents were born outside the United States. At the 2020 Census the community was 58.1% white, 24.2% Hispanic or Latino and 15.8% Black. With 2,318 people per square mile, most streets have a suburban, single-family feel.

Is Seffner Safe?

We didn’t find a recent, reliable Seffner-specific crime data source worth quoting, and conditions vary from street to street anyway. Because Seffner is unincorporated, law enforcement comes from the Hillsborough County Sheriff’s Office, which is the best place to ask about a particular neighborhood. Visit the area at different times of day and talk to a neighbor or two before you commit.

Cost of Living in Seffner

Home Prices

Seffner homes cost a little less than the Florida average by the Census measure. The median value of owner-occupied homes was $344,100 for 2020–2024, compared with $359,000 statewide, $332,700 nationally and $420,400 in the City of Tampa.

Recent sales run higher. Redfin reports a median sale price of $424,719 in Seffner for August 2026, up 6.8% from a year earlier, with 26 homes sold and a median of 35 days on the market. The median price per square foot was $242. Redfin calls the market “somewhat competitive,” with homes typically selling about 2% below list price.

The Census median monthly cost for owners with a mortgage is $1,768. Because many Seffner lots are larger and some homes are older, get inspection and insurance quotes early. Sinkholes are also worth asking about here: Seffner had a significant sinkhole incident on March 1, 2013. Ask your inspector about signs of ground movement and ask your insurance agent exactly what your policy covers.

Rent

Seffner has fewer rentals than most Tampa suburbs because so many homes are owner-occupied, but the apartments that do exist are relatively affordable. Apartments.com’s September 2026 data shows average rents of about $1,139 for a one-bedroom, $1,364 for a two-bedroom and $1,882 for a three-bedroom, up 5.6% from a year earlier. The site notes that Seffner rent runs about 32% below the national average.

The Census median gross rent for 2020–2024 was higher, at $1,818, which reflects the many single-family houses for rent. Tampa’s average one-bedroom rent on Apartments.com was $1,651 in September 2026.

North Seffner Near I-4 and Mango

The northern part of Seffner sits close to Interstate 4 and borders the Mango area to the west. It’s the practical pick for commuters heading toward downtown Tampa, the Florida State Fairgrounds area or east toward Plant City and Lakeland. Moving to Seffner: Tips From Our Crew

  • Time your I-4 trips. Seffner’s northern edge is Interstate 4, the main route between Tampa and Orlando. If your move uses I-4, a mid-morning start keeps the truck out of the worst commuter traffic.
  • Tell us about long driveways and soft yards. Larger lots sometimes mean long gravel or grass driveways. After a summer storm, soft ground can keep a big truck from backing up to the door. Let us know ahead of time so we can plan the parking spot and bring extra equipment if needed.
  • Remember it’s the county. Seffner is unincorporated, so trash, bulk pickup and permits run through Hillsborough County. Set up service before move day so empty boxes don’t pile up.
  • Get your HOA rules early. Newer subdivisions often limit truck parking, moving hours or portable storage containers. Send us the rules and we’ll plan around them.
  • Plan around Fair season. The Florida State Fair runs 12 days every February at the fairgrounds on U.S. 301, a short drive west. Expect extra traffic nearby on fair days, and pick a different weekend for your move if you can.
  • Protect items from the heat. July and August highs average around 91°F. Move candles, vinyl records, electronics and medications in your car rather than the truck.
