Moving to Parkland Estates, Tampa FL: Living in Parkland Estates Guide

Parkland Estates is a small residential pocket of South Tampa, tucked between Swann Avenue and Morrison Avenue just west of South Howard Avenue. It is only a few blocks across, but it puts you close to almost everything people love about South Tampa: Bern’s and the restaurants on South Howard, the shops at Hyde Park Village, Bayshore Boulevard and a quick drive to downtown.

The neighborhood suits professionals and families who want a quiet, residential street with the city close by, and people who would rather walk or bike to dinner than drive across town. Homes here are priced like the rest of central South Tampa, well above the city median, so this is a guide to what you are paying for and how to plan the move. Because Parkland Estates is so small, we also cover the neighborhoods around it and say clearly when a number describes the wider ZIP code or the whole city.

Parkland Estates Population & Demographics

Home Prices

The Census Bureau puts the median value of owner-occupied homes in ZIP 33609 at $605,600 (2020–2024), compared with $420,400 for Tampa and $359,000 for Florida. For a citywide comparison, Redfin’s Tampa median sale price was about $479,000 for the three months through August 2026. Neighboring Palma Ceia’s median was about $1 million over the same period, which shows how quickly prices climb as you move into the heart of South Tampa.

Rent

No rent service publishes a Parkland Estates average, so start with Tampa as a whole. Apartments.com’s September 2026 data put average Tampa rents at $1,605 for a studio, $1,651 for a one-bedroom, $1,986 for a two-bedroom and $2,397 for a three-bedroom, down 0.7% from a year earlier. Renting a house in this part of South Tampa will usually cost more than those citywide figures.

Moving to Parkland Estates: Tips From Our Crew

  • Avoid Friday and Saturday evenings near South Howard. The restaurants and bars along Howard Avenue can draw crowds, and street parking fills up. Weekday and morning moves are much easier.
  • Tell us about the street. Interior streets in older South Tampa neighborhoods can be narrow, with cars parked on both sides and big trees overhead. Let us know when you call so we can send the right size truck.
  • Get building rules in writing. If you are moving into a condo or townhome, ask about elevator reservations, move-in hours and certificate of insurance requirements. We provide COIs free; just send the requirements a week ahead.
  • Plan around Swann, Kennedy and Dale Mabry at rush hour. These roads back up in the morning and late afternoon. A midday load often gets the truck in and out faster.
  • Know your evacuation zone. Hillsborough County moved many properties into new zones for 2026. Between June and November, keep papers and medications with you and have a backup date ready.
  • Start early in summer. July and August highs average 91°F, and afternoon storms roll in fast. Morning starts protect your furniture and keep the move on schedule.
