Norristown is the county seat of Montgomery County and one of the best-connected towns in the Philadelphia suburbs. It sits on the Schuylkill River, about 6 miles northwest of the city line, and it’s the hub for SEPTA in the county: regional rail, the Norristown High Speed Line and a long list of bus routes all meet at the Norristown Transportation Center. The Schuylkill River Trail runs right through downtown.
Norristown suits people who want transit options and lower housing costs than much of Montgomery County. It’s a diverse, younger town with a median age of about 33, and Main Street is lined with Mexican, Colombian and other Latin American restaurants alongside older neighborhood businesses. Valley Forge, King of Prussia and the Main Line are all minutes away. Housing is mostly older twins, rowhomes and apartments, and some neighborhoods are further along in revitalization than others, so it pays to know the streets before you choose one.

Where Is Norristown?
Norristown is in central Montgomery County along the east bank of the Schuylkill River. Isaac Norris bought the land in 1704, the town became the county seat when Montgomery County was formed in 1784, and it was incorporated as a borough in 1812. Two creeks, Stony Creek and Saw Mill Run, cut the town into thirds, and the terrain is hilly, especially near downtown.
Approximate driving distances from downtown Norristown (OSRM routing, no traffic):
- King of Prussia: about 4.8 miles, roughly 10 minutes
- Philadelphia City Hall: about 20.6 miles, roughly 33 minutes
- Philadelphia International Airport (PHL): about 27.5 miles, roughly 45 minutes
- Allentown: about 49.7 miles, roughly 65 minutes
U.S. Route 202 runs north-south through town, and Main Street (which becomes Ridge Pike outside the borough) and Airy Street run east-west, connecting to I-476 and the Pennsylvania Turnpike near Plymouth Meeting. Expect rush-hour delays on 202, the Schuylkill Expressway and the Turnpike.
Transit is where Norristown shines. The Norristown Transportation Center is the largest multi-modal hub in Montgomery County. From there, the Norristown High Speed Line runs to 69th Street in Upper Darby, and the Manayunk/Norristown regional rail line runs into Center City, with additional stops at Main Street and Elm Street.

Norristown is also one of the most diverse towns in the region. Wikipedia’s summary of the 2020 Census shows about 35.2% of residents identifying as Hispanic or Latino and 32.3% as Black or African American. The Census Bureau puts the poverty rate at 18.5% and per capita income at $27,821. The borough packs about 10,170 people into each of its 3.52 square miles of land, so most neighborhoods are dense, with narrow streets and on-street parking.
Is Norristown Safe?
NeighborhoodScout’s analysis of 2024 FBI-reported data lists Norristown’s violent crime rate at 4.49 per 1,000 residents and its property crime rate at 19.46 per 1,000. Both are a bit above the national medians it cites (4 and 18 per 1,000). Car theft stands out: NeighborhoodScout reports 5.27 motor vehicle thefts per 1,000 residents, about double the national rate of 2.59.
Conditions vary a lot from block to block. Visit the streets you’re considering at different times of day, ask neighbors, and contact the Norristown Police Department about a specific area. If you’re parking on the street, a garage spot or off-street parking is worth asking about when you compare rentals.
Cost of Living in Norristown
Home Prices
Norristown is one of the more affordable places to buy in Montgomery County. The Census Bureau puts the median value of owner-occupied homes at $213,900 (2020–2024), below the Pennsylvania median of $254,500 and the national median of $332,700. Much of the housing stock is older twins and rowhomes, which keeps entry prices lower than in neighboring townships. We weren’t able to pull a current sale-price figure for the 19401 ZIP code, so check Redfin or Zillow for the latest numbers when you start shopping.
Rent
Most Norristown households rent; the owner-occupied rate is just 42.7%. Apartments.com’s July 2026 data shows an average of $1,232 for a studio, $1,506 for a one-bedroom and $1,818 for a two-bedroom, with rents up 0.9% over the past year. The Census Bureau’s median gross rent for the borough is $1,422 (2020–2024), about even with the national median of $1,413 and above Pennsylvania’s $1,209.
Best Neighborhoods in Norristown
Wikipedia describes Norristown as having four distinct neighborhoods: the West End, the East End, the North End and downtown. Here’s how we’d think about three of them.
Downtown
Downtown sits on a plateau above the Schuylkill, surrounded by the river and its two creeks. It’s home to county government, the courthouse area, Main Street businesses and the Transportation Center. Housing is mostly apartments and older rowhomes. This is the spot for commuters who want to walk to the train or the High Speed Line and don’t need a car every day. Parking can be tight on weekdays when county offices are busy.
West End
The West End stretches along West Main Street and the streets around it, toward West Norriton. It has a mix of twins, single-family homes and small apartment buildings, and West Main Street has a string of restaurants and shops. It’s a good fit for families who want a more residential feel while staying a short drive or bus ride from downtown.
East End
The East End runs along East Main Street toward Plymouth Meeting and East Norriton. You’ll find local businesses such as sandwich shops and taquerias, plus blocks of twins and rowhomes. The East End puts you close to Ridge Pike, I-476 and the Turnpike, which helps if you drive to work in the suburbs rather than commute into Philadelphia.
Weather & Climate
Norristown has four clear seasons. The climate table on Wikipedia’s Norristown page (1991–2020 normals) shows January averaging a high of 41.7°F and a low of 22.6°F, and July averaging a high of 88.8°F and a low of 66.6°F. The town averages 50.65 inches of precipitation and 25.3 inches of snow a year.
Snow and ice matter here because of the hills. Steep side streets near downtown can be hard for a loaded truck when they’re icy, so winter moves need a backup date. May and September through October usually give the best moving weather. Summer is humid and busy, so book early and start early.
Things to Do in Norristown
Elmwood Park Zoo
Elmwood Park Zoo, at 1661 Harding Boulevard, opened on July 4, 1924. It covers 16 acres and is home to about 300 animals. It’s also home to Noah, the bald eagle who serves as the live mascot for the Philadelphia Eagles.
Norristown Farm Park
Norristown Farm Park covers 690 acres across Norristown and East and West Norriton townships, just off West Germantown Pike. It’s a working farm with colonial-era buildings, and Stony Creek runs through it. People come for hiking, biking, fishing, picnicking, baseball, cross-country skiing and summer concerts.
Schuylkill River Trail
The Schuylkill River Trail runs right through the Norristown Transportation Center and crosses over Route 202. Its Oaks-to-Grays Ferry section is 25.7 miles long, so you can ride or walk from Norristown toward Valley Forge or all the way into Philadelphia. It’s one of the best perks of living here.
Valley Forge National Historical Park
Valley Forge is just across the river. The park protects 3,500 acres of meadows, woodlands and monuments where George Washington and the Continental Army spent the winter of 1777–1778. Highlights include Washington’s Headquarters, reconstructed soldier huts and the National Memorial Arch. It’s a favorite spot for running, biking and picnics.
King of Prussia
King of Prussia is about 10 minutes away by car, which puts a large selection of shopping, dining and big-box stores within easy reach for weekend errands and furnishing a new place.
Where to Eat in Norristown
Lou’s Sandwich Shop
Lou’s, at 414 East Main Street in the East End, is a neighborhood sandwich shop. A tray of sandwiches from a local shop like this makes an easy moving-day lunch for your family and helpers.
Emiliano’s Carnitas
Emiliano’s Carnitas, at 601 East Main Street, is one of several Mexican restaurants along Main Street. As the name says, carnitas are the focus.
von C Brewing Co.

Jobs & Economy
As the county seat, Norristown’s economy leans on government, healthcare, legal and social services. According to Wikipedia, Montgomery County government is the borough’s largest employer, followed by the Pennsylvania Department of Environmental Protection and the Norristown Area School District. The legal and social services sectors are also important to the local economy.
Many residents also work elsewhere in the region. King of Prussia, Plymouth Meeting, Conshohocken and Center City are all a short drive or train ride away. The average commute for Norristown residents is 26.9 minutes, right in line with state and national averages.
Schools in Norristown
The Norristown Area School District serves the borough plus East Norriton and West Norriton townships. For higher education, Montgomery County Community College’s main campus is in nearby Blue Bell, and many more colleges are within commuting distance in Philadelphia and on the Main Line. Always confirm school assignments by address with the district.

Moving to Norristown: Tips From Our Crew
These are the things we’d tell a friend before moving day in Norristown. If you’d like help planning the details, our Norristown movers can walk you through access, parking and timing when you call for your quote.
- Plan truck parking in advance. Many Norristown streets are narrow with parking on both sides. Call the municipality ahead of time about reserving curb space or posting temporary no-parking signs, and ask neighbors to leave room on moving day.
- Watch the hills in winter. Streets near downtown are steep. If snow or ice is in the forecast, talk to us early about moving the date or staging the truck on a flatter street.
- Avoid county business hours downtown. Around the courthouse, weekday mornings fill up fast with county workers and court visitors. Early starts or late-day loads are smoother.
- Measure for rowhome stairs. Many twins and rowhomes have steep, narrow staircases. Measure large furniture and box springs ahead of time; some pieces may need to come apart or go through a window.
- Know which municipality you’re in. A Norristown mailing address can be in East Norriton or West Norriton rather than the borough itself. Trash, permits and rental rules follow the municipality, not the ZIP code.
- Get your building’s COI request to us early. Apartment buildings often require a certificate of insurance before moving day. Ours are free; just forward the requirements.
Your first-week checklist in Norristown: If your new address is in East Norriton or West Norriton rather than the borough, contact that township instead of Norristown for local services.
- Set up trash and recycling service and learn your pickup days.
- Transfer or start electric, gas, water and internet service, and schedule it to begin the day before you arrive.
- Update your address with PennDOT for your driver’s license and vehicle registration, and with the post office.
- Register to vote at your new address and look up your polling place.
- Enroll your children with the school district early, since registration often requires proof of residency such as a lease or settlement papers.
