Limerick Township is one of the fastest-growing places in western Montgomery County. It had fewer than 7,000 residents in 1990 and more than 20,000 by the 2020 Census, as new neighborhoods filled in along U.S. Route 422. Most people know it for two landmarks you can see from the highway: the Philadelphia Premium Outlets and the cooling towers of the Limerick Generating Station on the Schuylkill River.
Limerick suits families who want a newer home, a yard and the Spring-Ford Area School District, with a quick drive to King of Prussia and Philadelphia’s western suburbs. Homeownership is high, incomes are well above the state average and the township’s northern end still has open space and preserved land. The trade-off is that you will drive almost everywhere, and Route 422 traffic is part of daily life.

Where Is Limerick?
Limerick Township is in western Montgomery County, Pennsylvania, about 34 miles northwest of Center City Philadelphia. The Schuylkill River forms its southwestern edge and separates it from Chester County. The township covers 22.5 square miles of land and includes the villages of Limerick, Linfield, Barlow Heights and Neiffer. The borough of Royersford, which was carved out of Limerick’s southeastern corner in 1879, borders it to the south, and Pottstown sits just to the west.
Approximate driving distances from the village of Limerick (free-flowing traffic; expect longer at rush hour):
- Pottstown: about 9 miles, roughly 16 minutes
- Norristown: about 12.2 miles, roughly 25 minutes
- King of Prussia: about 15.3 miles, roughly 26 minutes
- Downingtown (home of our Tri-State team): about 19.7 miles, roughly 41 minutes
- Reading: about 25.3 miles, roughly 41 minutes

Ridge Pike, the old route of U.S. 422, runs parallel to the expressway to the north and is where you will find the township building and many local businesses. The township also has Heritage Field, a small single-runway public-use airport. For commercial flights, Philadelphia International is the closest major airport.

Is Limerick Safe?
Limerick Township has its own police department. We did not find a crime data source specific to the township that we felt comfortable quoting, so we are not publishing a number here. Best Neighborhoods in Limerick
Limerick Village and the Ridge Pike Corridor
The historic village of Limerick sits along Ridge Pike, close to the township building and Limerick Community Park on Swamp Pike. This is the most central part of the township, with quick access to the Route 422 interchanges, shopping and the outlets. It suits commuters and families who want to be near the parks and the township’s community events without driving far for groceries or dinner.
Linfield and the Schuylkill River Side
Linfield is the township’s southwestern village along the Schuylkill River, home to Linfield Sports Park on Longview Road. It has a more rural, riverside feel than the Ridge Pike corridor and is close to Royersford and Spring City. It suits buyers who want a quieter setting and do not mind a few extra minutes of driving. Keep an eye on PennDOT’s Linfield Road bridge replacement project, which can affect routes in this area.
Northern Limerick and Neiffer
The northern end of the township, around the village of Neiffer and toward the Kurylo Preserve on North Limerick Road, is where you will find more open space and larger lots. Some addresses up here carry a Schwenksville mailing address. It suits buyers who want room to spread out, a longer driveway and trail access, and who are comfortable with a longer drive to Route 422.
Weather & Climate in Limerick
Limerick has a hot-summer humid continental climate. Average monthly temperatures in the village of Limerick range from 30.3°F in January to 74.8°F in July. The nearest long-term official weather station is Philadelphia International Airport, about 41 miles away, where NOAA’s 1991–2020 normals (as summarized on Wikipedia) show an average January high of 41.3°F, an average July high of 87.8°F, 44.11 inches of precipitation and 23.1 inches of snow a year. Limerick runs cooler than the airport, so plan for a bit more snow and ice.
May, June, September and October are usually the easiest months to move. Summer is the busiest time for families in the Spring-Ford district, so book early. If you move in winter, note that township parks do not receive winter maintenance from November through March, and clear your own driveway and walks before the truck arrives.
Things to Do in Limerick
Philadelphia Premium Outlets
Opened in 2007, Philadelphia Premium Outlets is a 553,000-square-foot open-air outlet mall off a Route 422 interchange, owned by Simon. It is the biggest shopping draw in the area. Its mailing address is 18 West Lightcap Road, with a Pottstown ZIP code.
Limerick Community Park
The township’s main park is at 180 Swamp Pike, with baseball and softball diamonds, a basketball court, the Lions Den Pavilion, picnic areas and parking. Limerick Township Parks and Recreation runs programs, summer camps and trips, and pavilions can be rented for parties.
Kurylo Preserve
At 233 North Limerick Road, the Kurylo Preserve is an ADA-accessible open space with a bike trail and parking. It is a good spot for a quiet walk or ride in the township’s northern end.
Community Events
Limerick Township Parks and Recreation organizes Limerick Community Day, and the township calendar includes events like Limerick Uncorked, held in early October in 2026. Parks and Recreation programs fill up on a first-come, first-served basis, so sign up early once you move in.
Limerick Generating Station
You will not tour it, but you will see it. The Limerick Generating Station, operated by Constellation, sits along the Schuylkill River with two reactor units capable of producing 2,317 megawatts, enough for around 2 million households. Its cooling towers are visible for miles across Montgomery and Chester counties and have become an unofficial landmark.
Where to Eat in Limerick
Craft Ale House
At 708 West Ridge Pike, Craft Ale House has been serving lunch and dinner since December 2008. It focuses on local breweries and farms, has a long draft list, allows BYOB for wine and welcomes well-behaved dogs on the patio. Live music runs Friday and Saturday nights. It is closed on Sundays and does not take reservations, but you can call ahead to get on the wait list.
Han Dynasty
The regional Sichuan Chinese restaurant group has a location at 70 Buckwalter Road, which carries a Royersford mailing address. It is open daily for lunch and dinner and offers takeout and catering, which comes in handy for a crew of family and friends helping on moving day.
Jobs & Economy
Limerick’s biggest local employers are its two landmarks. The Limerick Generating Station, owned and operated by Constellation Energy, runs continuously except during refueling outages. Philadelphia Premium Outlets was expected to bring about 1,000 jobs when construction began in 2006. Shopping centers and businesses along Ridge Pike and the Route 422 corridor add retail, restaurant and service jobs. The township is also reviewing a conditional use application for a proposed data center, so keep an eye on township meeting notices if you are buying nearby.
Most residents commute. King of Prussia is about 26 minutes away in light traffic, Norristown about 25 minutes and Center City about 51 minutes, and the average commute is 26.1 minutes. Limerick’s median household income of $121,061 (ACS 2020–2024) is well above the Pennsylvania median of $77,971.
Schools in Limerick
Limerick Township is part of the Spring-Ford Area School District, which also serves Upper Providence Township and the boroughs of Royersford and Spring City. The district runs seven elementary schools for kindergarten through grade 4, including Limerick Elementary and Brooke Elementary, a combined intermediate campus for grades 5 through 7, an eighth-grade center, a ninth-grade center and Spring-Ford Senior High School for grades 10 through 12. The district covers about 44.4 square miles along the Route 422 corridor. Confirm your elementary school assignment with the district before you buy, since new developments can be assigned to different buildings.

Moving to Limerick: Tips From Our Crew
- Watch Route 422 at rush hour. The expressway is the main way in and out of Limerick, and it backs up in the morning and evening. For local moves, a mid-morning start usually saves time and money.
- Check your HOA rules. The township roughly tripled in population between 1990 and 2020, so many homes are in newer subdivisions. If yours has a homeowners association, ask about truck parking, move hours and whether you need to notify management before move day.
- Plan around outlet traffic. Shoppers heading to the Philadelphia Premium Outlets use the same Route 422 interchange area as many residents. If you live nearby, a weekday move usually means less traffic than a busy shopping Saturday.
- Look for construction detours. The township posts alerts for projects like PennDOT’s Linfield Road bridge replacement and work on Township Line Road. Check the township website a week before your move so our crew can plan the route.
- Sort out trash and yard waste. The township’s recycling page explains curbside and drop-off options, including leaf and yard waste drop-off days. Plan how you will handle moving boxes before they pile up in the garage, or ask us about junk removal.
- Use storage to bridge settlement gaps. In a market where homes go under contract in about three weeks, closing dates do not always line up. Our storage can hold your things until the new house is ready.
Frequently Asked Questions About Moving to Limerick
How much does it cost to hire movers in Limerick?
It depends on the size of your home, the distance, stairs, driveway access and whether you want packing. A townhouse move across the township is very different from a large single-family home heading out of state. The best way to get an accurate number is a free quote. Call our Tri-State team at 410-499-8777, and an owner will call you back within 15 minutes between 8am and 8pm.
Is Limerick, PA a good place to live?
Many families think so. Limerick has a median household income of $121,061, an 83.1% homeownership rate, a 3.8% poverty rate and the Spring-Ford schools. You get newer homes and quick access to Route 422. The downsides are rush-hour traffic, home prices above the county median and a car-dependent lifestyle.
Is Limerick the same as Royersford?
No. Royersford is a separate borough that was created from Limerick Township’s southeastern corner in 1879. The two share the 19468 ZIP code and the Spring-Ford Area School District, so many Limerick homes have a Royersford mailing address, but local government and police are separate.
How far is Limerick from King of Prussia and Philadelphia?
King of Prussia is about 15.3 miles away, roughly 26 minutes by car without traffic. Center City Philadelphia is about 33.7 miles, roughly 51 minutes, and Philadelphia International Airport is about 40.9 miles, roughly an hour.
Can you move us from Limerick to another state?
