Moving to Sunset Beach, NC: Living in Sunset Beach Guide

Sunset Beach is the southernmost beach in North Carolina and the last developed stretch of Atlantic shoreline before the South Carolina line. It is known for its wide, quiet beach, the undeveloped Bird Island reserve, the Kindred Spirit mailbox in the dunes and, of course, the sunsets that gave the town its name.

The town is part island and part mainland. About a third of it sits on a barrier island with roughly 1,200 homes, and the rest stretches inland across golf communities like Sea Trail, Oyster Bay and Sandpiper Bay. It is a favorite with retirees and second-home owners, and the median age here is one of the highest in the state. If you want a slower pace, easy access to both Wilmington and Myrtle Beach, and a beach that still feels like a small town, Sunset Beach deserves a close look.

Where Is Sunset Beach, NC?

Sunset Beach is in southwestern Brunswick County. Undeveloped Bird Island lies directly to the west, Calabash is the closest mainland town to the west, and Ocean Isle Beach is just to the east. The town covers 7.3 square miles, of which 6.4 square miles is land.

The island connects to the mainland by the Mannon C. Gore Bridge, a 65-foot-high arched bridge that opened on November 11, 2010. It replaced a one-lane pontoon swing bridge that was the last of its kind in use on the East Coast.

Approximate driving distances from the center of town:

  • Calabash: about 5 miles
  • North Myrtle Beach, SC: about 14 miles
  • Myrtle Beach, SC: about 32 miles
  • Myrtle Beach International Airport (MYR): about 35 miles
  • Wilmington: about 48 miles
  • Wilmington International Airport (ILM): about 51 miles
  • Raleigh: about 177 miles

Because it sits so close to the state line, Myrtle Beach International is the closer airport, and the Grand Strand’s shopping and dining are a short drive away.

Sunset Beach Population & Demographics

Sunset Beach has more than doubled in size this century. The town had 1,824 residents in 2000, 3,572 in 2010 and 4,175 at the 2020 Census. The Census Bureau’s 2020–2024 American Community Survey puts it at about 4,351. Brunswick County as a whole grew from 136,693 people in 2020 to an estimated 174,702 in 2025, a 27.8% jump.

This is a retirement community at heart. The median age is 69.1, and about six in ten residents are 65 or older.

Is Sunset Beach Safe?

We did not find a recent, reliable crime-rate source for Sunset Beach that we felt comfortable quoting. The town has its own police department, and the Sunset Beach Police Department is the right place to ask about a specific street or to report off-island issues. Island parking problems during business hours go to the town’s parking contractor, SurfCAST. Homes in the town’s extraterritorial area or in unincorporated parts of the county may be served by the Brunswick County Sheriff’s Office. As always, visit a neighborhood more than once before you commit, and see it in both July and January.

Cost of Living in Sunset Beach

Home Prices

Zillow’s Home Value Index for Sunset Beach was about $439,300 in August 2026, up 0.4% from a year earlier. That is above the typical North Carolina home (about $334,800) and the typical U.S. home (about $368,700), but well below Oak Island’s roughly $604,000.

The Census Bureau’s median value for owner-occupied homes in Sunset Beach is $410,900 (2020–2024, ±$40,087), compared with $349,800 for Brunswick County and $288,900 for North Carolina. Keep in mind that a town-wide median blends island homes with mainland golf-community homes and condos. Island homes and waterfront lots generally sit at the top of the range and come with higher flood and wind insurance costs, so get insurance quotes before you make an offer.

Rent

Year-round rentals are scarce in Sunset Beach, where 86% of homes are owner-occupied. Zillow’s Observed Rent Index for Sunset Beach was about $1,368 a month in August 2026, but it is based on a very small number of listings and does not include a year-over-year comparison, so treat it as a loose guide. The Census Bureau’s rent estimate for the town has too wide a margin of error to be useful. If you want to rent first, you may find more options in nearby Calabash, Shallotte or North Myrtle Beach.

Best Neighborhoods in Sunset Beach

The Island

The barrier island holds roughly 1,200 homes between the ocean and the Intracoastal Waterway. This is where you get beach access out your door, the walk to Bird Island and the Kindred Spirit mailbox, and the famous sunsets. It suits retirees, second-home owners and anyone who wants to live by the tides. Expect higher insurance costs, summer vacation traffic and paid parking for visitors, though Sunset Beach taxpayers can register two vehicles to park free.

Sea Trail

Sea Trail is one of the larger golf-course communities on the Sunset Beach mainland. Its homeowners association maintains a designated parking lot on the island for members, which solves one of the biggest headaches of mainland living in a beach town. Sea Trail suits golfers and retirees who want a planned community with amenities and the beach just across the bridge.

Oyster Bay and Sandpiper Bay

Oyster Bay and Sandpiper Bay are two more mainland golf-course developments inside the town. Sandpiper Bay is home to Piper’s Bar & Grill on Sandpiper Bay Drive. Living on the mainland side means everyday errands in Shallotte, Calabash and the Grand Strand don’t require crossing the bridge. These neighborhoods suit full-time residents who want golf and a short drive to the sand. Ocean Ridge Plantation, just outside town limits, also has a sister community in Sunset Beach’s extraterritorial area and an amenity center on the island.

Weather & Climate in Sunset Beach

Sunset Beach has a warm, humid coastal climate. The closest long-term NOAA station with a full set of 1991–2020 climate normals is at North Myrtle Beach’s airport, about 14 miles away. There, the annual average temperature is 64.0°F. January averages a high of 55.7°F and a low of 36.7°F, and July averages a high of 87.6°F and a low of 73.7°F.

The station averages about 48.5 inches of precipitation a year, with the most rain in August (6.25 inches) and September (6.65 inches). Snow is rare.

The Atlantic hurricane season runs from June 1 to November 30, with a peak on September 10 and most activity between mid-August and mid-October, according to the National Hurricane Center. The Town of Sunset Beach issues hurricane re-entry passes for island property owners, so request yours as soon as you close.

Best months to move: November through March is the quietest time on the island, and paid parking is not enforced after October 31. April, May and October offer the best weather. In summer, book a weekday morning.

Things to Do in Sunset Beach

The Kindred Spirit Mailbox

The Kindred Spirit mailbox sits in the dunes near Bird Island, where visitors have left notes, letters and journal entries for decades. The easiest route is to start at the public beach access at West 40th Street, head southwest along the beach, and walk or bike about 1.5 miles. The mailbox is a little hidden but visible from the beach. If you reach the jetty, you have gone too far. Wear shoes, as the walk is longer than it looks.

Bird Island Coastal Reserve

Bird Island, directly west of the developed beach, is an undeveloped barrier island and part of the state’s coastal reserve system. It is a place for birding and long walks without a single house in view.

Ingram Planetarium

Ingram Planetarium, at 7625 High Market Street, has a full-dome Sky Theater with astronomy shows and educational films, plus the hands-on Paul Dennis Science Hall. Evening laser light shows set to popular music run on select nights. Hours change by season, so check the schedule before you go. Its sister museum, the Museum of Coastal Carolina, is in nearby Ocean Isle Beach.

The Old Sunset Beach Bridge

When the new high-rise bridge opened in 2010, the Old Bridge Preservation Society saved the old pontoon swing bridge. It now serves as a museum and gift shop, sitting almost directly under the Mannon C. Gore Bridge, and it is a fun stop for anyone curious about how the island used to work.

Golf on the Mainland

Sea Trail, Oyster Bay and Sandpiper Bay were all built around golf. If golf is part of your retirement plan, you can live on a course and still be minutes from the beach, and Calabash, Ocean Isle Beach and the Grand Strand add many more courses within a short drive.

Where to Eat in Sunset Beach

La Cucina

La Cucina is an Italian restaurant at 1780 Chandlers Lane. It is one of the most highly rated sit-down dinner spots in town, so plan ahead in season.

Fibber McGee’s

Fibber McGee’s, at 1780 Queen Anne, is a well-reviewed local bar and a relaxed place to grab a casual dinner with new neighbors.

Piper’s Bar & Grill

Piper’s Bar & Grill is at 800 Sandpiper Bay Drive SW in the Sandpiper Bay community. It is a good example of how the golf communities double as social hubs for the mainland side of town.

Jobs & Economy

Much of the local activity in Sunset Beach revolves around the beach, vacation rentals, real estate and golf. With a median age of 69.1, many residents are retired, and Shallotte, Wilmington and the Grand Strand in South Carolina are all within commuting distance.

Across Brunswick County, retail trade is the largest industry by employment, with 6,437 workers in 2023, and the Brunswick County Board of Education is the top employer with more than 1,000 employees, according to the NC Rural Center. The county’s average weekly wage was $953 in 2023, and total employment grew 38% from 2013 to 2023.

Schools in Sunset Beach

Sunset Beach is served by Brunswick County Schools, which had 13,561 students across 20 schools in the 2024–2025 school year, with about 15 students per teacher, according to the National Center for Education Statistics.

West Brunswick High School (550 Whiteville Road NW, Shallotte) is the closest high school. Elementary and middle school assignments depend on your address, and schools in the area include Jessie Mae Monroe Elementary (250 Pea Landing Road NW), Union Elementary (Shallotte), Shallotte Middle and Cedar Grove Middle (Supply). The district has a redistricting process underway, so confirm your assignment with the district’s “Which school will my child attend?” tool.

Brunswick Community College’s main campus is in Bolivia, with a trades center in Supply.

Moving to Sunset Beach: Tips From Our Crew

  • Time your island move around paid parking. Paid parking runs daily from 9 a.m. to 5 p.m., April 1 through October 31, on roadside spaces and in town lots. Trucks and cars use the gray-curb spaces, while green curbs are for golf carts and motorcycles. Tell our Sunset Beach moving crew your exact address so we can plan where the truck will sit before moving day.
  • Register your vehicles right away. If “Sunset Beach” is on your Brunswick County tax bill, you can register up to two vehicles for free parking. It takes a little verification through the county, so start as soon as you close.
  • Get your hurricane re-entry pass. The town issues re-entry passes for island property owners. Without one, getting back on the island after an evacuation can be slow.
  • Sort out trash and recycling early. Garbage pickup by GFL is included in property taxes and runs every Wednesday on the island and mainland. Curbside recycling is an opt-in service inside town limits ($160 a year for island homes, $115 for mainland homes). The county’s free convenience site at 746 Seaside Road SW takes extra boxes and recycling after the move.
  • Plan contractor work around town rules. Construction work is allowed from 7:30 a.m. to 8 p.m. between Memorial Day and Labor Day, from 7 a.m. to 8 p.m. the rest of the year, and never on Sundays. Schedule remodel crews so they are not in our way on moving day.
  • Measure for raised homes and tight stairs. If your new home sits on pilings, plan for exterior stairs and narrow landings. Our packing team can protect large furniture, and our heavy-item crews handle pianos and safes.
  • Keep a backup date in hurricane season. We never charge a rescheduling fee, so if a storm is coming, we will simply move your date.

Frequently Asked Questions About Moving to Sunset Beach

Is Sunset Beach a good place to retire?

For many people, yes. The median age is 69.1, and about 60% of residents are 65 or older, so you will have plenty of company. The town offers a quiet beach, golf communities, and quick access to Myrtle Beach for shopping and flights. Weigh that against hurricane risk, insurance costs and the summer tourist season.

Should I live on the island or the mainland?

The island gives you the beach at your door and the sunsets, but costs more, comes with higher insurance and gets busy in summer. Mainland communities like Sea Trail, Oyster Bay and Sandpiper Bay usually offer more space for the money, golf, and an easy drive over the bridge. Many residents start on the mainland and spend their days at the beach.

How much do movers cost for a move to Sunset Beach?

Every move is different. The price depends on home size, distance, stairs and access at both ends, and your date. Call us for a free quote from an owner. For long-distance moves we provide a binding estimate, so the price never changes after you book, and military families get 5% off.

How do I get to the Kindred Spirit mailbox?

Start at the public beach access at West 40th Street, walk onto the beach and head southwest, away from the developed stretch toward Bird Island. It is about 1.5 miles. The mailbox sits in the dunes and is visible from the beach. If you reach the jetty, turn back. Wear shoes and bring water.

Is Sunset Beach close to Myrtle Beach?

Yes. North Myrtle Beach is about 14 miles away and Myrtle Beach about 32 miles by road. Myrtle Beach International Airport is about 35 miles away, compared with about 51 miles to Wilmington’s airport, so many residents fly out of Myrtle Beach.
