White Marsh is one of the few places around Baltimore that was planned from the ground up. Baltimore County marked the area for intensive development in 1965, and starting in 1969 Nottingham Properties laid out a master plan with homes, shopping, offices and industry radiating out from a new regional mall. More than 50 years later, White Marsh is a suburb of about 10,300 people, anchored by White Marsh Mall, The Avenue at White Marsh and quick access to I-95.
White Marsh suits commuters who travel the I-95 corridor, families looking for newer homes and townhouses, and anyone who likes having big-box shopping, restaurants and parks within a few minutes of home. Incomes are high, half of adults hold a bachelor’s degree, and home prices run well above the county median. This guide covers the numbers, neighborhoods, weather and the moving-day details that are specific to White Marsh.

The mall came first. Sears committed to the project in July 1973, and most stores opened in 1981. As originally built, the mall had five anchors and about 190 specialty shops in roughly 1.4 million square feet. Offices, research space, apartments and single-family neighborhoods followed in rings around it, which is why so much of White Marsh feels newer than the older suburbs closer to Baltimore.

Moving to White Marsh: Tips From Our Crew
- Stay off I-95 at rush hour. I-95 is the main artery here and it backs up with commuters in both directions. A mid-morning start usually means a faster, cheaper move.
- Plan around mall traffic. The roads around White Marsh Mall and The Avenue are busiest on weekends and during the November and December holiday season. If you live near the town center, a weekday move is usually smoother.
- Check your HOA rules. Many newer communities in White Marsh and Honeygo have HOA rules about moving hours, truck parking and where pods can sit. Ask your HOA before moving day.
- Townhouse stairs and garages. Newer townhouses often have three levels with the main living space upstairs. Measure big furniture and plan which pieces go to which floor so the crew can move quickly.
- Apartment paperwork. Apartment and condo managers often ask for a certificate of insurance and an elevator or loading reservation. We provide the certificate free.
- Watch September storms. September is the rainiest month and part of hurricane season. We protect floors and furniture, but keep an eye on the forecast.
- Moving down I-95 from the north? Moves from Delaware, Philadelphia and New Jersey come straight down I-95. With a long-distance move you get a binding estimate and a guaranteed delivery date, so you can plan the drive.
