Moving to Riverview, FL: Living in Riverview Guide

Riverview keeps growing. It went from 107,396 residents in the 2020 Census to an estimated 115,462 in 2024, and one drive down Boyette Road or U.S. 301 shows why: new subdivisions, new schools, a newer hospital and plenty of room for families. It started small. Riverview was founded in 1885 on the north shore of the Alafia River, and in 1921 it became home to the first commercial poultry farm in Florida.

Riverview suits families who want a newer home with a yard and a community pool, commuters who can live with I-75 traffic, and anyone who likes being on the water. The Alafia River runs through the north end of town, and Tampa Bay is a short boat ride away. Many of the people we move here are coming from apartments in Tampa or from out of state and want more space for the money.

Where Is Riverview?

Riverview is in southern Hillsborough County, south of Brandon. Downtown Tampa is about 12 miles to the northwest via U.S. 301 and the Selmon Expressway. Like Brandon, Riverview is an unincorporated community, so Hillsborough County provides local government services.

  • I-75 forms Riverview’s western edge, with exits 246, 250, 254 and 256 serving the area.
  • U.S. 301 runs parallel to I-75 on the west side and carries much of the local shopping and traffic.
  • The Selmon Expressway (toll) is reached to the north for trips to downtown and South Tampa.
  • Boyette Road, Big Bend Road and Gibsonton Drive are the main east-west connectors through the newer neighborhoods.

Tampa International Airport (TPA) is the nearest major airport. Brandon is directly north, and Apollo Beach is to the southwest along the bay.

A little history: An earlier settlement called Peru grew up on the south side of the Alafia River in the 1830s. Riverview was founded on the north shore in 1885, and the two merged in the 1940s. The river’s name is often translated as “River of Fire,” a nod to phosphorus on the early riverbottom that glowed at night. If you notice a cluster of tall towers on Boyette Road, that is the antenna farm many of Tampa Bay’s radio and TV stations broadcast from.

That 34.8-minute average commute is the trade-off. Most people who live in Riverview drive somewhere else to work, and they plan their day around it.

Riverview also has a relatively low poverty rate (7.5%), and 14.8% of residents were born outside the U.S., according to the same 2020–2024 Census estimates.

Is Riverview Safe?

Riverview is covered by the Hillsborough County Sheriff’s Office, and we did not find a Riverview-specific crime report we could cite with confidence. Conditions vary by area, as they do anywhere.

To check a particular street or subdivision, use the Sheriff’s Office Crime Search Map, which shows reported incidents by location. Many Riverview subdivisions also have active HOA boards and neighborhood social media groups, which are a good way to learn what is going on before you move.

Cost of Living in Riverview

Riverview’s homes are generally newer and larger than homes closer to Tampa, and prices have cooled over the past year.

Home Prices

According to Redfin, Riverview homes sold for a median price of about $375,000 over the three months ending August 2026, down 6.3% from a year earlier, with a median of 48 days on the market. The Census Bureau’s median value of owner-occupied homes for 2020–2024 was $384,200, compared with $359,000 statewide. Many newer communities also carry HOA dues and, in some cases, a Community Development District (CDD) assessment on the tax bill, so ask for both before you compare prices.

Rent

Apartments.com’s August 2026 figures put average Riverview rents at $1,306 for a studio, $1,607 for a one-bedroom, $1,897 for a two-bedroom and $2,321 for a three-bedroom, up 0.3% from a year earlier. The Census Bureau’s median gross rent for 2020–2024 was $2,002, higher than the Florida median of $1,669, largely because so many Riverview renters lease single-family homes.

Best Neighborhoods in Riverview

Panther Trace

Panther Trace is a 785-acre community near U.S. 301 with 751 homes built between 2003 and 2014, a mix of single-family houses, townhomes and condos. It has a 3,000-square-foot clubhouse with a lagoon-style pool, a playground and courts for tennis, basketball and volleyball. It suits families who want amenities without paying for brand-new construction.

Along the Alafia River

The north end of Riverview follows the Alafia River, whose name is often translated as “River of Fire.” This is the older part of town, near the Riverview Civic Center and Williams Park, with a mix of older homes and river access. It suits boaters, kayakers and people who want a less cookie-cutter street. Check flood zones and insurance carefully on any riverfront property.

The Boyette Road Corridor

East of U.S. 301, Boyette Road runs past Riverview High School and a string of subdivisions, including Triple Creek, heading toward the Balm Boyette Scrub Preserve. Families like the newer homes, nearby schools and quick access to parks and trails. Expect HOAs and some traffic at school drop-off times.

Weather & Climate in Riverview

Riverview’s weather matches the rest of the Tampa area. Based on NOAA’s 1991–2020 normals for Tampa, Current Results reports mid-January highs around 71°F with lows around 52°F, and July and August highs around 91°F with lows near 77°F. Annual rainfall averages 49.5 inches, most of it in the summer thunderstorm season.

A few more climate numbers from the same NOAA-based data: the area averages about 108 days a year with measurable rain and about 83 thunderstorm days, sunshine about 66% of daylight hours, and average humidity around 74%. In practice, that means clear mornings and a good chance of a storm by mid-afternoon from June through September.

Hurricane season runs June 1 through November 30. Riverview’s low-lying areas near the Alafia River and the bay face more storm-surge risk than neighborhoods farther east. Hillsborough County expanded its evacuation zones for 2026, so look up your new address at HCFL.gov/HEAT and sign up for HCFL Alert.

Best months to move: October through April. Summer moves go best with a morning start.

Moving to Riverview: Tips From Our Crew

  • Plan around I-75 and U.S. 301 rush hour. With an average commute near 35 minutes, the interstate and U.S. 301 fill up in the morning and late afternoon. We like to have the truck loaded and rolling before the evening rush.
  • New-construction communities have their own rules. In subdivisions that are still building out, construction traffic, unfinished roads and builder rules can affect where a moving truck can park. Ask your builder or HOA before move day, and check that your street is open to large trucks.
  • Get the HOA and CDD details in writing. Many Riverview HOAs restrict moving hours, overnight truck parking and portable storage containers. Knowing the rules keeps you from getting a violation letter in your first week.
  • Two-story homes mean more stairs. If your new home is two stories, tell us about stairs and large furniture when you call so we send enough crew and the right equipment.
  • Check flood zones near the river. If you are buying near the Alafia or the bay, look up your evacuation zone after the 2026 changes and ask about flood insurance before closing. For June to November moves, keep a backup date.
  • School starts in August. Families often want to be settled before the school year. Late July and early August fill up fast, so book early if your move is tied to the school calendar.

Frequently Asked Questions About Moving to Riverview

How much do movers cost in Riverview?

The cost depends on the size of your home, how far you are going, stairs, packing needs and the date. A move from a Tampa apartment to a Riverview house is priced differently from an interstate move. Call 813-544-0048 for a free quote, and an owner will call you back within 15 minutes between 8 a.m. and 8 p.m. You can also read more about how our Riverview movers work.

Is Riverview a good place for families?

Many families think so. More than a quarter of residents are under 18, three out of four homes are owner-occupied, and the median household income is above $100,000, according to Census data. Newer schools such as Spoto and Sumner high schools were built to keep up with growth.

How far is Riverview from Tampa?

Downtown Tampa is about 12 miles northwest of Riverview via U.S. 301 and the Selmon Expressway. The average Riverview commute is 34.8 minutes, so plan for traffic on I-75 and U.S. 301 at rush hour.

What is a CDD fee?

A Community Development District (CDD) is a special district that pays for infrastructure in some newer communities. Its assessment usually appears on the property tax bill, separate from HOA dues. Ask the seller or builder for the exact CDD amount and how long it lasts before you compare homes.

Can you store my things while my Riverview house is being built?

Yes. New-construction closing dates often slip, and our storage service can hold your belongings until the house is ready. We can also handle packing and unpacking.
