Parkton is farm country at the top of Baltimore County. It is an unincorporated area that runs right up to the Mason-Dixon Line, with corn and soybean fields, woods, the Gunpowder River valley and a rail trail that follows the old Northern Central Railway line. The Parkton ZIP code (21120) also takes in Hereford and Maryland Line, so many people use “Parkton” to mean the whole northern corner of the county.
Parkton suits people who want land, quiet and privacy but still need to reach a job in Baltimore, Towson or York. I-83 runs straight through, so York, Pennsylvania is about 23 miles away and Towson about 21. Homes here are mostly owner-occupied single-family houses on large lots, and prices reflect that. If you want a horse barn, a long gravel driveway or trout fishing close to home, this is the part of the county to look at.

Where Is Parkton, MD?
Parkton is in the northern part of Baltimore County and borders southern York County, Pennsylvania, along the Mason-Dixon Line. I-83 and York Road (MD 45) are the main north-south routes. Maryland Routes 137 and 138 connect Hereford with the northwest and northeast parts of the county.

Those trains ended in 1959, after I-83 was built, and the old rail bed is now the Torrey C. Brown Rail Trail.
Parkton Population & Demographics
Parkton is not a census-designated place, so the Census Bureau does not publish figures for “Parkton” on its own. The closest match is the 21120 ZIP Code Tabulation Area, which covers Parkton, Hereford and Maryland Line. The numbers below describe that ZIP code area, not a town boundary.
By the Census Bureau’s latest five-year estimate, about 7,440 people live in the 21120 ZIP code area. It stands out in three ways: incomes are high, most adults have a college degree, and almost everyone owns their home.

Is Parkton Safe?
Parkton is unincorporated and rural, so the Baltimore County Police Department provides police service. The county does not publish a separate Parkton crime rate, but its Public Safety Data Dashboard reports monthly crime data by area using the FBI’s NIBRS system, and each precinct posts recent incidents online. Because homes here are spread out, it is worth talking with neighbors about things like package delivery and security for outbuildings, and checking the county data for your specific road.
Cost of Living in Parkton
Parkton is one of the most expensive parts of Baltimore County to buy in, mainly because so many homes sit on large lots. What you save is time in traffic on a daily basis, since most of the area has little congestion outside the I-83 commute.
Home Prices
Redfin reports that the median sale price of a home in the 21120 ZIP code was about $707,000 over the three months ending August 2026, up 8.0% from a year earlier. The median price per square foot was $233. Homes sold in a median of 27 days, compared with 7 days a year earlier, and Redfin rates the market “very competitive.” Only 20 homes sold in August 2026, so a few sales can move these numbers a lot.
The Census Bureau’s median value of owner-occupied homes in the 21120 area is $580,900 (2020–2024), well above Baltimore County’s $349,300, Maryland’s $419,900 and the national $332,700. The Maryland Department of Commerce reports a 2024 median selling price of $365,000 across Baltimore County.
Rent
Rentals are scarce. With 93.8% of homes owner-occupied, very few rentals come on the market, and the Census Bureau’s median gross rent of $1,271 for the 21120 area is based on a small number of units. If you need to rent while you look for land or a house, you may have better luck in Cockeysville, Towson or southern York County and commuting in while you search.
Best Neighborhoods in Parkton
Parkton is mostly rural roads and small crossroads communities rather than subdivisions. These three areas cover most of the 21120 ZIP code.
Hereford
Hereford is the commercial center of northern Baltimore County. It grew around I-83’s Exit 27 and the Mount Carmel Road and York Road corridors, where you will find Graul’s Market, banks, pharmacies and medical offices. Hereford addresses are listed as Parkton. Wikipedia notes that Hereford is known for its own microclimate, which differs from the rest of the county. It suits families who want to be near Hereford High School and everyday shopping while still living on a rural road.
Maryland Line
Maryland Line is an unincorporated town just south of the Mason-Dixon Line, below York County, Pennsylvania. In the 19th century it was called New Market, but the name was changed to avoid confusion with New Market in Frederick County. It is reached from I-83 Exits 36 and 37. It is the best fit for anyone who works in York or Shrewsbury but wants Baltimore County schools and taxes, and for people who split time between the two states.
Parkton and the Old Rail Towns
Parkton itself, along with small communities like White Hall and Bentley Springs, were among the settlements served by the Northern Central Railway, which carried flour, paper, milk and farm products to Baltimore. Today the old rail line is the Torrey C. Brown Rail Trail, and the surrounding land is mostly farms, woods and homes on large lots. This area suits buyers who want acreage, horses or a hobby farm, and who don’t mind a drive for groceries.
Weather & Climate
Parkton has a humid subtropical climate, with hot, humid summers and cool to cold winters. According to U.S. Climate Data, Parkton’s average high in July is 84°F with an average low of 63°F, and January averages a high of 39°F and a low of 20°F. The average annual high is 62°F, the average annual low is 41°F, and the area gets about 46.74 inches of precipitation a year.
That January low is colder than the roughly 28°F that Weather Spark lists for inner suburbs like Pikesville (the two sites use different data, so treat it as a rough comparison). Plan for icy mornings on hilly country roads and long driveways from December through February.
The easiest moving months are usually May, June, September and October, when roads are dry and temperatures are mild. Fall is also a beautiful time to see the area.

Torrey C. Brown Rail Trail
The Torrey C. Brown Rail Trail, formerly the Northern Central Railroad (NCR) Trail, runs 19.7 miles from Ashland Road in Cockeysville to the Mason-Dixon Line. There it becomes the York County Heritage Rail Trail and continues to York, Pennsylvania. The trail is 10 feet wide with a stone dust surface, follows the Gunpowder River and Beetree Run, and is used by walkers, bikers and horseback riders. It opened in 1984 and is part of the East Coast Greenway. The old Monkton station along the trail is now a museum, gift shop and ranger station.
Prettyboy Reservoir
Prettyboy Reservoir is a 1,500-acre reservoir in the Hereford Zone. Its dam was completed in 1932, it holds about 19 billion gallons, and together with Loch Raven it provides about 61% of the drinking water for the Baltimore metro system. According to local tradition, it is named after a settler’s horse, Pretty Boy. The surrounding land is popular for hiking, mountain biking, fishing and boating. Swimming is not allowed.
Gunpowder Falls State Park, Hereford Area
Below Prettyboy Dam, the 3,620-acre Hereford Area of Gunpowder Falls State Park is a state-designated wildlands area. Ladew Topiary Gardens
Ladew Topiary Gardens in nearby Monkton is a 22-acre garden with more than 100 topiary sculptures, a historic manor house and a mile-long nature walk. Harvey Ladew created the gardens starting in the 1930s. For 2026, the gardens are open April 2 through October 31, closed Wednesdays.

She’s Got Crabs, at 21307 York Road next to the Fill’er Up gas station, is a family-owned crab carryout serving northern Baltimore County and southern York County. The Milton Inn
South on York Road in Sparks Glencoe, The Milton Inn is a fine-dining restaurant in a fieldstone estate that dates to 1740. Its menus are rooted in French tradition and Mid-Atlantic seasons. Jobs & Economy
Parkton’s own economy is largely agricultural, with corn, soybeans and other crops the main plantings. Most working residents commute, and I-83 gives them two directions to choose from: south to Cockeysville, Towson and Baltimore, or north to York, Pennsylvania.
On the Maryland side, Baltimore County is the state’s second-largest job center, according to the Maryland Department of Commerce. Its 2023–2024 list of major employers includes Amazon (9,000 employees), MedStar Health (4,747), Greater Baltimore Medical Center (3,289), Towson University (3,199), University of Maryland St. Joseph Medical Center (2,366), T. Rowe Price (2,183) and McCormick & Company (2,093). Commuters who work in York County simply drive the other way on I-83 and cross the state line.
Schools in Parkton
Parkton is served by Baltimore County Public Schools, which enrolls 107,983 students in 108 elementary schools, 27 middle or combined schools, 21 high schools, three career and technology schools and one charter school, according to the Maryland Department of Commerce.
Schools serving the Parkton area include Seventh District Elementary School and Hereford High School, at 17301 York Road in Hereford. Our Lady of Grace School is a private option. Because the area is large and rural, bus routes and school assignments vary a lot by road, so confirm the zoned schools for any property with BCPS before you buy. For college, the Community College of Baltimore County has a Hunt Valley location, and Towson University is about 21 miles south.

Moving to Parkton: Tips From Our Crew
- Describe your driveway and lane. Many Parkton properties sit down long, narrow, gravel or sloped driveways, and some country lanes have tight turns. Tell us when you call so we choose the right truck size and plan for any shuttle or extra carry distance.
- Watch the weather more closely than you would in town. Hereford and the northern county have their own microclimate, and January lows average about 20°F. Ice on hilly roads and driveways can shut down a winter move. Keep a backup date. We never charge a rescheduling fee.
- Crossing the Mason-Dixon Line makes it interstate. A move from Shrewsbury, Stewartstown or York to Parkton, even a short one, crosses a state line. Use a mover registered with USDOT for interstate work. Our York office is just up I-83.
- Plan for barns, sheds and equipment. Farm and horse properties often come with outbuildings full of tools, tack and equipment. Sort those early and tell us what is going so it is on the estimate. Our junk removal crew can take what you don’t need.
- Heavy items need a plan. Gun safes, pianos and large pieces of farmhouse furniture are common in rural moves. We handle piano and safe moving, but we need to know about them ahead of time.
- Consider storage while you close. Land and custom-home purchases in Parkton often have longer or less predictable closing timelines. Short-term storage between homes can take the pressure off.
Frequently Asked Questions About Moving to Parkton
How much do movers cost in Parkton, MD?
