Moving to Ocean Isle Beach, NC: Living in Ocean Isle Beach Guide

Ocean Isle Beach is a family beach town on its own barrier island in southern Brunswick County, between Tubbs Inlet and Shallotte Inlet. It’s a town of beach houses on pilings, canal streets where boats sit at the end of the backyard, a fishing pier that has been in business since 1957 and a small town center at the foot of the bridge.

Ocean Isle Beach suits retirees, second-home owners making the switch to full time, boaters and anyone who wants a quieter island life with Myrtle Beach and Wilmington both within reach. It’s also a small town with island-specific rules, high home prices and real storm exposure. This guide covers the numbers, the island’s different areas and what moving day looks like when the house is on stilts. For details on our local service, see our Ocean Isle Beach movers page.

Ocean Isle Beach Population & Demographics

Ocean Isle Beach is tiny when it comes to year-round residents. The 2020 Census counted 867 people, and the Census Bureau’s 2020–2024 American Community Survey estimates about 903. The town’s population swells in summer with vacationers and second-home owners, but those visitors aren’t counted here.

The full-time population is older, well educated and mostly owns their homes. With a population this small, survey estimates carry very wide margins of error (the population estimate alone is plus or minus 141 people), so read these numbers as a general picture.

Is Ocean Isle Beach Safe?

Ocean Isle Beach has its own police department, but we haven’t found a recent, reliable crime rate for the town that we’d feel comfortable quoting, and figures for very small towns can swing a lot because of summer visitors. For current information about a specific street, contact the Ocean Isle Beach Police Department through the town’s website. Beach safety matters here too: the town posts beach rules and flag warnings, and newcomers should learn what the flags mean before the first swim.

Cost of Living in Ocean Isle Beach

Housing is by far the biggest cost. Island property is limited, and oceanfront and canal-front homes command premium prices. Beyond the purchase price, budget for flood and wind insurance, which can be significant on a barrier island, and for the upkeep that salt air brings.

Home Prices

Zillow’s Home Value Index for Ocean Isle Beach was $532,537 in August 2026, up 2.3% from $520,328 a year earlier. That compares with $334,773 for North Carolina and $368,697 for the U.S. The Census Bureau’s survey-based median value for owner-occupied homes was higher at $835,500 for 2020–2024. The two measure different things: Zillow’s index tracks typical homes and condos, while the survey reflects what full-time owners report their homes are worth.

If the island is out of budget, nearby mainland towns cost less. Zillow puts Calabash at $351,876, Sunset Beach at $439,311 and Shallotte at $317,624 for the same month. Living on the mainland and driving over the bridge for beach days is a common trade-off that can mean more house for the money.

Rent

We couldn’t find a reliable year-round rent figure for Ocean Isle Beach. The Census Bureau doesn’t publish a median rent for the town because so few homes are rented year-round, and Zillow doesn’t track a rent index here. Most rentals on the island are weekly vacation rentals. If you need a year-round lease, widen your search to Shallotte, Sunset Beach and Calabash, and start early.

Best Neighborhoods in Ocean Isle Beach

The West End and Causeway Area

The west end near the Odell Williamson Bridge is closest to the town’s commercial core along Causeway Drive, with restaurants, shops and the marina. It has a mix of condominiums and houses and is the most convenient spot if you like to walk or bike to dinner. It suits people who want activity nearby and easy access on and off the island.

The East End

The east end runs toward Shallotte Inlet and includes The Pointe subdivision. It’s farther from the commercial strip and suits buyers who want a more residential feel. Keep in mind that the inlet end of any barrier island changes over time, and the town has done beach nourishment work here, so do careful homework on erosion and insurance before you buy.

Canal-Front Streets

The sound-side and canal streets are built for boaters, with direct water access toward the Intracoastal Waterway and the marina. Homes here often have docks, and you’re still a short walk or bike ride to the ocean. They suit anyone who wants to keep a boat in the backyard.

Weather & Climate

Ocean Isle Beach has mild winters and warm, humid summers. The closest long-term NOAA station with full normals is at the North Myrtle Beach airport. Its 1991–2020 normals show an average July high of 87.6°F and low of 73.7°F, and an average January high of 55.7°F and low of 36.7°F. The annual average temperature is 64.0°F, with about 48.47 inches of rain a year. August (6.25 inches) and September (6.65 inches) are the wettest months.

The Atlantic hurricane season runs June 1 through November 30, and NOAA notes most storms arrive in August through October. On a barrier island, that means knowing your evacuation route over the bridge, understanding your flood zone and keeping your insurance paperwork handy.

Best months to move: April (average high 71.8°F), May (78.7°F) and November (66.4°F) are comfortable and outside peak storm months. Summer is the busiest season on the island, with vacation traffic on Causeway Drive, so plan carefully if you must move between June and August.

Established in 1957, the Ocean Isle Beach Pier at 1 W. First Street stretches nearly a thousand feet into the Atlantic. It’s family-run and open year-round, 7 a.m. to 10 p.m., so it’s a great place for sunrise fishing or an evening walk.

Inlet View Bar & Grill (Shallotte River)

Inlet View sits where the Shallotte River meets the Intracoastal Waterway, a short drive from the island. It’s a waterfront restaurant and tiki bar that’s back open for the 2026 season. It doesn’t take reservations or call-aheads, so arrive early on summer nights.

Beck’s (Causeway Drive)

The Ocean Isle Beach location of Beck’s, the Calabash seafood family name, is at 14 Causeway Drive and serves dinner. It’s a convenient way to get a Calabash-style platter without leaving the island area.

County employment grew 38% from 2013 to 2023. For health care, Novant Health Brunswick Medical Center is a 74-bed hospital that opened in 2011, and Myrtle Beach and Wilmington have larger hospitals.

Moving to Ocean Isle Beach: Tips From Our Crew

  • Plan for stairs. Many island homes are raised on pilings, so the living space may be one or two flights up. Measure stairways and tell our Ocean Isle Beach moving crew if there’s an elevator, and its size, when you book. Big items like sectionals, armoires and king box springs need a plan before moving day.
  • Understand the parking rules. Ocean Isle Beach runs a paid parking program for beach access areas, and island property owners can apply for vehicle decals. Check the town’s parking information before moving day so helpers and your own vehicles don’t end up with tickets.
  • Avoid summer rental turnover days. In season, Causeway Drive and the bridge fill with vacation traffic, especially when renters check in and out. A midweek move, or a move outside June through August, is usually smoother.
  • Know the golf cart rules. The town regulates golf carts as low-speed vehicles and publishes its own rules. If a cart is coming with you, read the town’s golf cart page before you drive it on island streets.
  • Get your trash carts set up. The town publishes a trash, recycling and yard debris calendar, with a separate off-season schedule. Moving creates a lot of cardboard, so find out your pickup days before the truck arrives.
  • Protect against salt air and storms. Salt air is hard on electronics, metal furniture and anything left in a garage. If your belongings need to wait between homes, choose climate-controlled storage on the mainland, and leave flexible days in your schedule from August through October.

Frequently Asked Questions About Moving to Ocean Isle Beach

How much does it cost to hire movers in Ocean Isle Beach?

It depends on the size of your home, the distance, the number of stairs, elevator access and any packing you need. A raised beach house with two flights of stairs is a different job from a single-level mainland home. For a real number, get a free quote. Call 910-758-0081 and an owner will call you back within 15 minutes between 8 a.m. and 8 p.m.

Can you live year-round in Ocean Isle Beach?

Yes. About 900 people live in the town full time, according to Census estimates. The island is much quieter in the off-season, which many residents love. Some restaurants and attractions shorten their hours in winter.

Is Ocean Isle Beach a good place to retire?

Many retirees think so. The median age is 67.3, winters are mild, and the pace is slower than Myrtle Beach. Trade-offs include high home prices, insurance costs, summer crowds and hurricane risk. Spend time here in both January and July before you decide.

How do you get to Ocean Isle Beach?

From U.S. 17, follow the signs to Ocean Isle Beach and cross the Odell Williamson Bridge onto Causeway Drive. The island is about 21 miles from North Myrtle Beach and about 43 miles from downtown Wilmington by road.

When is the best time to move to Ocean Isle Beach?

April, May and November are ideal: comfortable temperatures, lighter traffic and outside the peak August–October storm window. Summer moves are possible but busier, so plan midweek dates and book early.
