Moving to Mango, FL: Living in Mango Guide

Mango is a small, unincorporated community in the middle of Hillsborough County, squeezed between I-4, I-75, Brandon and Seffner. There are no mango groves left (the one that gave the town its name was reportedly killed by the freeze of 1895), but there is a lot of practical, everyday living here: older ranch homes, a few lots with a rural feel, county parks and quick access to two interstates.

Mango suits people who want to be about 10 miles from downtown Tampa without paying Tampa prices. Commuters who work in Tampa, Brandon or along I-4, first-time buyers, renters looking for more space and families who want a neighborhood elementary school all end up here. It is not a place with a downtown or a tourist strip. It is a place to live, and the rest of the Tampa area is a short drive away.

Where Is Mango?

Mango sits just north of the geographic center of Hillsborough County. Downtown Tampa is about 10 miles to the west and Plant City is about 12 miles to the east. Brandon borders Mango to the south and Seffner borders it to the east. The community covers 4.67 square miles of land (2020 Census).

The boundaries are easy to learn because they are highways:

  • Interstate 4 forms the northern edge and runs west to Tampa and east toward Plant City, Lakeland and Orlando.
  • Interstate 75 forms the western edge and runs north toward Wesley Chapel and south toward Riverview.
  • Dr. Martin Luther King Jr. Boulevard (State Road 574) runs east-west through the middle of Mango.

Tampa International Airport (TPA) is about 17.8 miles away, roughly a 24-minute drive without traffic.

A note on addresses: Mango has its own place name and post office history, but many homes, parks and businesses here use Seffner, FL 33584 mailing addresses. The Mango Park & Recreation Center, the Seffner-Mango Branch Library and Mango Elementary School all list Seffner addresses.

Mango Population & Demographics

Mango is a census-designated place (CDP), so it has no city government and no annual population estimate from the Census Bureau. It counted 12,699 residents at the 2020 Census, up from 11,313 in 2010, and the Census Bureau’s 2020–2024 survey estimate is about 13,242. The median age is 38.4, younger than Florida’s 42.6.

Mango has deep roots. The first homestead in the area was filed in 1849, a post office opened in 1880, and the railroad arrived in 1883. As late as 1930 the community had just 821 residents. For the 1980 Census, Mango and Seffner were counted together as one area; they were split into separate CDPs in 1990.

A few more Census details: 19.2% of Mango residents were born outside the United States, 33.8% speak a language other than English at home, and there are 539 veterans. The poverty rate is 14.6%. Mango had about 2,720 people per square mile at the 2020 Census, and more than four in ten households rent.

Is Mango Safe?

Because Mango is unincorporated, it is patrolled by the Hillsborough County Sheriff’s Office rather than a city police department. We did not find reliable crime statistics for Mango on its own, so we won’t quote a number. Conditions can change from one street to the next, so look at the exact area you are considering. The Sheriff’s Office publishes a Crime Search Map where you can check recent activity near an address. Drive by at night and on a weekend, too.

Cost of Living in Mango

Mango is one of the more affordable spots this close to Tampa. Incomes are lower than the state median, but so are home values and rents.

Home Prices

The Census Bureau puts the median value of owner-occupied homes in Mango at $256,600 (2020–2024), well below the Florida median of $359,000. The median monthly owner cost with a mortgage is $1,437. Much of the housing is older; Homes.com listed a median year built of 1977 for the community.

For current sales, Redfin tracks the Seffner 33584 ZIP code, which many Mango addresses use. The median sale price there was $364,468 in June 2026, up 2.0% from a year earlier, with homes selling in a median of 34 days. That ZIP also covers much of Seffner, so treat it as a rough guide rather than a Mango-only figure.

Rent

About 43.5% of Mango households rent, compared with about 32.4% statewide. Apartments.com’s September 2026 data for Seffner showed average rents of $1,139 for a one-bedroom, $1,364 for a two-bedroom and $1,882 for a three-bedroom apartment, with three-bedroom houses averaging $2,211. Rents were up 5.6% from the year before. The Census Bureau’s median gross rent for Mango was $1,277 (2020–2024), compared with $1,669 statewide.

Best Neighborhoods in Mango

Mango is small, so it doesn’t have formal named neighborhoods the way Tampa does. Here is how we think about the three main parts of the community.

Central Mango Along MLK Boulevard

Dr. Martin Luther King Jr. Boulevard is Mango’s main east-west road, and the middle of the community is where you are closest to everyday errands. Homes.com lists Publix, ALDI and Winn-Dixie among the grocery options in the area. This part of Mango suits renters and first-time buyers who want short trips for groceries and quick access to I-75 and I-4.

The Kingsway Road Side

Toward the Seffner line, Kingsway Road connects Mango with the Seffner-Mango Branch Library and Seffner Community Park. Homes.com quotes a local librarian who says you can still find lots and some rural spots in the area. This side suits families who want a quieter street, a bigger yard and parks within a few minutes’ drive.

South Mango, Toward Brandon

The southern edge of Mango runs right into Brandon, so residents here use Brandon’s shopping, hospitals and restaurants as if they were next door. Homes.com puts the Brandon mall less than five miles away. This area suits people who work in Brandon or commute on the Selmon Expressway and want lower prices than Brandon itself.

Weather & Climate in Mango

Mango’s weather follows the rest of the Tampa area. Using NOAA’s 1991–2020 normals for Tampa International Airport (the nearest major station), Current Results reports an average annual high of 83°F and low of 66°F. January averages a high of 71°F and a low of 52°F, while July and August average highs of 91°F and lows of 77°F. The area gets about 49.5 inches of rain a year and around 83 days with thunderstorms.

Atlantic hurricane season runs from June 1 through November 30. Mango is inland, but Hillsborough County expanded its evacuation zones for 2026, and all manufactured and mobile homes in the county evacuate with Zone A. Look up your address at HCFL.gov/HEAT and sign up for HCFL Alert.

Best months to move: late October through April. Avoid the Florida State Fair dates in February if you can, since traffic backs up near the fairgrounds just west of Mango.

Kojak’s House of Ribs (Seffner)

Kojak’s, in business since 1978, is at 1809 S. Parsons Avenue in Seffner. It serves slow-cooked ribs, pulled pork, smoked sausage and chicken with homemade sides. Save room for the pecan pie. It is closed Mondays.

Jobs & Economy

  • Healthcare: Tampa General Hospital has about 15,000 team members and providers systemwide, and HCA Florida Brandon Hospital is just to the south.
  • Military: About 15,000 people work at MacDill Air Force Base in South Tampa, which houses the headquarters of U.S. Central Command and U.S. Special Operations Command. If you are relocating on orders, see our military moving page.
  • Regional industries: The Tampa Bay Economic Development Council targets information technology, defense, corporate headquarters, distribution and logistics, financial and professional services, life sciences and healthcare, and manufacturing. Mango’s interstate access makes those regional jobs easy to reach.

Schools in Mango

Public schools are run by Hillsborough County Public Schools, which describes itself as the nation’s 7th largest school district. Mango Elementary School is at 4220 Highway 579 in Seffner, and Homes.com lists Burnett Middle School as a nearby middle school. High school zoning depends on the exact address, so check the district’s Find Your Neighborhood School tool before you buy or sign a lease.

Moving to Mango: Tips From Our Crew

  • Give us the exact address and ZIP. Because many Mango homes use Seffner mailing addresses, double-check the address you give the post office, utilities and us. Send us the full street address and the nearest cross street, and we will plan the route and parking ahead of time.
  • Plan around the I-4 and I-75 interchange. Mango sits right where the two interstates meet. Morning and evening rush hours can slow the truck down, so a mid-morning start usually costs you less time.
  • Watch the State Fair dates. The 2027 Florida State Fair runs February 4–15 at the fairgrounds just west of Mango. Traffic on U.S. 301 and I-4 gets heavy, especially on weekends.
  • Older homes mean tighter spaces. With a median build year of 1977, many Mango homes have narrower hallways and doorways than new construction. Measure big furniture before moving day, and ask us about packing and disassembly.
  • Moving into an apartment? Ask about rules early. Complexes often set move-in hours and require a certificate of insurance. We provide COIs free; just send us the property’s requirements a week ahead.
  • Beat the summer heat. July and August highs average 91°F with afternoon storms. Our crews like to start loading first thing in the morning.
  • Have a storm plan. Between June and November, keep documents and medications with you, not on the truck, and pick a backup date in case a storm comes through. If you are moving into a manufactured home, know that those homes evacuate first.
