Moving to Fayetteville, PA: Living in Fayetteville Guide

Fayetteville is a small Franklin County community on the Lincoln Highway (U.S. 30), tucked between Chambersburg and the forested ridges of South Mountain. It is not a borough or a city; it is an unincorporated village and census-designated place, named for the Marquis de Lafayette, with a post office that has been open since 1826. What it lacks in size it makes up for in location: a state park with a pool, golf course and the Appalachian Trail is just up the road, a summer stock theater has performed here since 1952, and Chambersburg is only 6 miles west.

Fayetteville suits people who want a quiet, mostly owner-occupied community with mountains nearby: retirees, hikers, families looking for more house for the money, and workers who commute to Chambersburg’s hospital, warehouses and plants or to the Letterkenny Army Depot.

Where Is Fayetteville, PA?

Fayetteville is in eastern Franklin County, along the southern edge of Greene Township. U.S. 30 runs through the community, leading 6 miles west to Chambersburg, the county seat, and 18 miles east to Gettysburg. Conococheague Creek, a tributary of the Potomac River, forms the northern edge of the community. To the east, U.S. 30 climbs into South Mountain, the northern end of the Blue Ridge Mountains.

Key routes and connections:

  • U.S. 30 (Lincoln Way East): the main street, running west to Chambersburg and east over South Mountain to Gettysburg
  • Interstate 81: crosses Greene Township from north to south, with Exit 17 at the township’s southern boundary
  • Caledonia State Park: along U.S. 30, midway between Chambersburg and Gettysburg
  • Harrisburg International Airport (MDT): the main commercial airport for South Central Pennsylvania, about 9 miles southeast of Harrisburg

Greene Township, which holds most of Fayetteville, is a sizable place in its own right, with 18,436 residents at the 2020 Census. Its main settlement is Scotland, in the center of the township, and U.S. 11 runs through Green Village toward Chambersburg and Shippensburg. Part of the Letterkenny Army Depot sits in the western end of the township.

Fayetteville Population & Demographics

The 2020 Census counted 3,208 people in the Fayetteville census-designated place, with a median age of 43.3 and 19.6% of residents 65 or older. There were 1,348 households, about half of them married couples. The table below uses the Census Bureau’s 2020–2024 American Community Survey, which is based on a sample. For a community this small, the margins of error are wide (the population estimate alone is 2,593, plus or minus 582), so treat these as a general picture rather than precise counts.

Two things stand out. First, Fayetteville is a community of homeowners: roughly three in four occupied homes are owner-occupied, well above the national rate. Second, commutes run a bit longer than average, which fits a place where many people drive to Chambersburg, the I-81 corridor or beyond. The CDP covers about 8.2 square kilometers (roughly 3.2 square miles), all land.

Is Fayetteville Safe?

Fayetteville does not have its own municipal police department. Greene Township lists the Pennsylvania State Police, based on Black Gap Road in Chambersburg, as its police protection. Fire and ambulance service come from the Fayetteville Volunteer Fire Department on West Main Street. We did not find a reliable crime data source for the Fayetteville CDP alone, so we are not quoting one. If you have questions about a particular area, call the State Police non-emergency line and visit the street at different times of day before you commit.

Cost of Living in Fayetteville

Home Prices

The Census Bureau estimates the median value of owner-occupied homes in Fayetteville at $194,900 (2020–2024). That is below the Chambersburg metro median of $249,800, the Pennsylvania median of $254,500 and the U.S. median of $332,700.

Recent sales are higher. Redfin reports that homes in the 17222 ZIP code, which reaches well beyond the CDP into the surrounding countryside, sold for a median of $313,614 over the three months ending August 2026, up 8.1% from a year earlier. The median home sold in 11 days, compared with 28 days the year before, and Redfin rates the market as very competitive.

Rent

Rentals are limited because most homes are owner-occupied. The Census Bureau’s estimate of median gross rent (rent plus utilities) is $896 a month for 2020–2024, well below the Pennsylvania median of $1,209 and the U.S. median of $1,413. That estimate has a very wide margin of error (about $415) because so few rentals were sampled, so check current listings in Fayetteville and Chambersburg before you budget.

Best Neighborhoods in Fayetteville

The Lincoln Way Village Center

The heart of Fayetteville lines U.S. 30, called Lincoln Way East here, with local businesses such as the Flamingo Restaurant along the highway. It suits people who want to be close to the few services in town and have an easy drive to Chambersburg. Homes right on U.S. 30 hear more traffic, so look a block or two off the highway if quiet matters.

Toward Caledonia and South Mountain

East of the village, U.S. 30 heads toward Caledonia State Park and into the wooded hills of South Mountain, which holds four state parks and 84,000 acres of state forest land. Homes out this way suit hikers, retirees and anyone who wants trees and quiet. Ask about driveway grade, water and sewer service and winter access when you tour.

Greene Township and the Chambersburg Side

North and west of the village, Greene Township stretches toward Scotland and Chambersburg, with I-81 access at Exit 17. This area suits commuters who head up and down the interstate or into Chambersburg every day. Confirm the school district for any address you are considering.

Weather & Climate

Fayetteville sits at about 833 feet, and South Mountain rises just to the east. The nearest long-term weather normals come from Chambersburg (1991–2020). There, January averages a high of 37.4°F and a low of 22.9°F, and July averages a high of 84.9°F and a low of 64.7°F. Chambersburg gets about 43.5 inches of precipitation and about 30.8 inches of snow in a typical year, more snow than York or Lancaster. January is the snowiest month there, with about 10 inches on average.

The best months to move are late April through early June and September through October, when temperatures are mild. From December through March, keep a backup date, especially if your new home is up on the mountain.

Moving to Fayetteville: Tips From Our Crew

  • Tell us about mountain driveways. Homes toward Caledonia and South Mountain can have steep, winding or gravel driveways. Let us know ahead of time so we can bring the right truck size and plan for a shuttle if needed.
  • Plan around U.S. 30. Lincoln Way East is the main route through town and carries steady traffic between Chambersburg and Gettysburg. If the truck will park along it, a clear, safe spot and an early start make loading easier.
  • Watch summer weekends near the park. Caledonia State Park and Totem Pole Playhouse draw crowds in summer. Moving on a weekday keeps you out of park and show traffic on U.S. 30.
  • Keep a snow backup day. Chambersburg averages about 31 inches of snow a year, and higher ground on the mountain can see more. For a December-to-March move, pick a backup date and keep the driveway clear.
  • Schedule inspections early. If the home you are buying has a private well or septic system, book those inspections well before closing so your move date does not slip.
  • Use I-81 for long-distance moves. Exit 17 is at the southern edge of Greene Township, which makes it easy to head north toward Harrisburg or south toward Maryland and Virginia.
