Moving to Bloomingdale, FL: Living in Bloomingdale Guide

Bloomingdale is a quiet, family-oriented suburb in east-central Hillsborough County, tucked between Brandon, Valrico, FishHawk and Riverview with the Alafia River along its southern edge. It is an unincorporated community, so there is no city hall; the county runs services and the Hillsborough County Sheriff’s Office handles law enforcement. Most people who live here own their homes, and many are raising kids.

Bloomingdale suits families who want a settled suburban neighborhood with good access to I-75 and Tampa, people who like being near rivers, springs and state parks, and buyers moving up from an apartment or starter home. It is one of the higher-income communities in the Brandon area, and it has been a bedroom community for Tampa since the 1960s. If you commute, plan for it: the average trip to work here is over half an hour.

Where Is Bloomingdale?

Bloomingdale is a census-designated place (CDP) in east-central Hillsborough County, about 16 miles southeast of downtown Tampa. According to Wikipedia, it is bordered by Brandon to the north, Valrico to the northeast, FishHawk to the southeast and Riverview to the southwest. The Alafia River forms its southern border, and Bell Shoals, a set of rapids on the river, is inside the community.

There is no Bloomingdale post office. Addresses use ZIP code 33511 (mailed as Brandon) or 33596 (mailed as Valrico), which often confuses people new to the area.

Approximate drive distances from Rome2Rio:

  • Downtown Tampa: about 15.6 miles, roughly 19 minutes without traffic
  • Tampa International Airport (TPA): about 23.7 miles, roughly 32 minutes

Bloomingdale Avenue is the main road through the community, and Bell Shoals Road is the other road you will use most. To the west, I-75 and the Lee Roy Selmon Expressway, a toll road, connect Brandon with downtown Tampa and South Tampa.

Our Tampa office covers all of Hillsborough County, and our Bloomingdale movers handle moves in and out of the community regularly.

A little history: Bloomingdale was settled before 1850 by John Vickers, John Carney and others. Bloomingdale School was founded in 1884 and became a teacher’s institute in 1897. When the railroad was routed through Brandon in 1890, businesses moved there, the post office closed in 1910, and the school closed in 1920. The community stayed small until the 1960s, when it became a bedroom community for Tampa.

The CDP is also home to 2,196 veterans (2020–2024). Put simply, this is a community of homeowning families, and median household income runs about 40% above the state figure.

Is Bloomingdale Safe?

Bloomingdale is patrolled by the Hillsborough County Sheriff’s Office, and we did not find a Bloomingdale-only crime report we could cite. The Census Bureau’s poverty rate here (8.9%) is lower than Florida’s, but that says nothing about any specific street.

The best tool is the Sheriff’s Office Crime Search Map, linked from the HCSO website, which lets you look up reported incidents near an address. Add a drive through the neighborhood at night and a conversation with a neighbor or two.

Cost of Living in Bloomingdale

Home Prices

The Census Bureau’s median value of owner-occupied homes in Bloomingdale was $414,700 for 2020–2024, higher than the Florida figure of $359,000 and just below the City of Tampa’s $420,400. Redfin doesn’t report Bloomingdale on its own, but its ZIP-level data for the three months ending August 2026 shows:

  • ZIP 33511 (Brandon addresses): median sale price about $390,000, up 2.6% from a year earlier; homes sold in a median of 36 days.
  • ZIP 33596 (Valrico addresses): median sale price about $470,000, down 3.1%; homes sold in a median of 39 days.

Both ZIP codes cover much more than Bloomingdale, so compare recent sales in the specific subdivision you’re considering.

Rent

With 80% of homes owner-occupied, rentals are limited, and many of them are houses. The Census Bureau’s median gross rent in Bloomingdale was $2,210 for 2020–2024, well above the Florida median of $1,669. For apartments nearby, Apartments.com’s September 2026 averages in Brandon were $1,429 for a one-bedroom, $1,666 for a two-bedroom and $1,980 for a three-bedroom, and the average rent in Valrico was $1,393.

Best Neighborhoods in Bloomingdale

Brandon-Addressed Homes (ZIP 33511)

Part of Bloomingdale carries Brandon mailing addresses. Brandon itself forms Bloomingdale’s northern border and is where you will find HCA Florida Brandon Hospital, Brandon Exchange and the I-75 and Selmon Expressway connections to Tampa, so this ZIP appeals to commuters. Redfin’s median sale price in ZIP 33511 was about $390,000 in mid-2026, the more affordable of the two Bloomingdale ZIP codes.

Valrico-Addressed Homes (ZIP 33596)

The rest of Bloomingdale is mailed as Valrico. The Bloomingdale Regional Public Library’s own address is in Valrico 33596, with Bloomingdale High School next door, and FishHawk and Lithia are the neighbors to the southeast. Prices run higher, with a Redfin median of about $470,000 in ZIP 33596. It suits families who want to be near the high school and the parks to the south and east.

Along Bell Shoals Road and the Alafia River

Bell Shoals Road runs from Bloomingdale Avenue down toward the Alafia River, which forms the community’s southern border. Homes near the river are a short drive from parks like Lithia Springs, and the road has restaurants such as Three Bulls Tavern & Brewery. Buyers here should look closely at flood maps and the county’s evacuation zones, which changed for 2026.

Weather & Climate

Bloomingdale has the Tampa Bay climate. Using NOAA’s 1991–2020 normals for Tampa International Airport, the closest long-term station, Current Results reports an average annual high of 83°F and low of 66°F. Mid-January averages a high of 71°F and a low of 52°F. July and August average highs of 91°F and lows of 77°F, and the area sees about 94 days a year in the 90s. Total precipitation averages 49.5 inches a year, with August usually the wettest month, and there are about 83 thunderstorm days a year. Temperatures dip to 40°F or below on about 8 nights a year.

Hurricane season runs June 1 through November 30. Being inland doesn’t mean you can skip planning. For 2026, Hillsborough County expanded Zone E to include neighborhoods that depend on major thoroughfares, because rescuers might not reach them quickly if those roads were blocked. Moving to Bloomingdale: Tips From Our Crew

  • Get the HOA rules early. If your subdivision has a homeowners association, ask in writing about moving hours, where a truck can park, and whether a storage container can sit in the driveway. Some HOAs require notice before a move.
  • Double-check the address format. Bloomingdale homes are addressed as Brandon (33511) or Valrico (33596). Give us the exact mailing address and the subdivision name so the crew lands at the right gate the first time.
  • Avoid school rush hours on Bloomingdale Avenue. With the high school and library on Bloomingdale Avenue, expect heavier traffic around school start and dismissal. We schedule around those windows when we can.
  • Plan for the commute and the tolls. The Selmon Expressway links Brandon with downtown and South Tampa, but it is a toll road. We factor the route and time of day into your moving day plan.
  • Check your evacuation zone even though you’re inland. Hillsborough County added more neighborhoods to Zone E for 2026. During hurricane season, keep documents and medications with you and leave room in your schedule.
  • Start early in summer. July and August highs average 91°F, and afternoon storms are common. A morning start keeps the crew and your furniture dry.
  • Moving up from an apartment? If your closing and lease dates don’t line up, we can hold your things in storage and deliver when you have the keys.
