Market Common is Myrtle Beach’s walkable neighborhood. Built on the former Myrtle Beach Air Force Base on the city’s south end, it combines an outdoor shopping and dining district, apartments above the storefronts, townhomes and single-family homes, a lake, and several of the city’s larger parks. The airport is about 10 minutes away, and the ocean is close enough that the apartment leasing office advertises the beach as about a mile off.
Market Common suits people who want a neighborhood feel inside a tourist city: retirees who want to walk to dinner, young professionals, veterans who appreciate the area’s Air Force history, and families who like having parks and a children’s museum close by. The trade-off is price and pace. New homes here cost more than the typical home in the 29577 ZIP code, and the shopping district draws crowds for weekend events.

Where Is Market Common?
Market Common is a district inside the City of Myrtle Beach in Horry County, on land that was Myrtle Beach Air Force Base from 1956 until the base closed on March 31, 1993. Many of its streets are named after base commanders and Air Force members, and historical markers throughout the district tell the story of the base. Mailing addresses here use the 29577 ZIP code, and Farrow Parkway is one of the main roads into the district.

Market Common Population & Demographics
Market Common is not a separate census area, so the Census Bureau does not publish numbers for the neighborhood alone. The table below shows the two closest geographies: the City of Myrtle Beach, which Market Common is part of, and the 29577 ZIP code, which covers Market Common along with a large share of central and south Myrtle Beach. The city had 35,682 residents at the 2020 Census, and the Census Bureau estimates it grew to 40,937 by July 2025.

Sources: U.S. Census Bureau QuickFacts (Vintage 2025 estimates) and Census Reporter (ACS 2024 5-year estimates). ZIP and city boundaries are much larger than Market Common, so treat these as area-wide figures.
Two numbers stand out. First, commutes are short: the average trip to work in the city is under 18 minutes, compared with more than 25 minutes statewide. Second, about 28% of housing units in the 29577 ZIP code are vacant at any given time, which mostly reflects second homes and vacation rentals in the tourist areas rather than empty houses. The city also has about 2,364 veterans, and 10.8% of residents were born outside the United States.
Is Market Common Safe?
We did not find a crime report published for Market Common by itself, and citywide numbers for a tourist town like Myrtle Beach are hard to compare with year-round residential areas. The Myrtle Beach Police Department covers the district. For a real picture of a particular street, call the department, walk the neighborhood in the evening, and ask the HOA or leasing office about their experience.
Cost of Living in Market Common
Home Prices
Zillow’s Home Value Index for the 29577 ZIP code was about $278,480 in August 2026, essentially flat from a year earlier. For the City of Myrtle Beach as a whole, Zillow’s index was about $323,058, and the South Carolina typical home value was about $306,323. The Census Bureau puts the median value of owner-occupied homes at $299,900 in the 29577 ZIP code and $388,800 citywide (2020–2024).
Market Common itself tends to sit at the upper end of those ranges, especially for new construction. In September 2026, The Homes at Market Common listed its final-phase Marketview homes from $335,000 for a two-bedroom Gardens townhome of 1,347 square feet, from about $565,000 to $615,000 for three-bedroom Charleston models with two-car garages, and from $1,099,000 to $1,249,000 for three-story Parkview homes. The ZIP-wide figures above include many older condos and homes, so compare resale options too.
Rent
Renting is common here. Zillow’s Observed Rent Index for ZIP 29577 was about $1,725 a month in August 2026, up 2.9% from a year earlier. The Census Bureau’s median gross rent for the City of Myrtle Beach is $1,261 (2020–2024), compared with $1,180 for South Carolina. The Residences at The Market Common, the apartments above the shops, range from studios to two-bedroom units with balconies.
Best Neighborhoods in Market Common
The Residences at The Market Common
These apartments sit above the shops and restaurants in the town center, so dinner, a movie and the playground are a short walk away. Floor plans run from studios to two-bedroom units, and the community has parking garages, elevators, a resort-style pool with a lazy river, two spas and a fitness center. It suits renters, retirees trying out the area before buying, and anyone who wants to leave the car parked most of the week.
The Homes at Market Common (Marketview)
This is the for-sale neighborhood next to the shopping district, now selling its final phase. Choices range from two-bedroom townhomes to three-bedroom homes with two-car garages and three-story Parkview homes. It suits buyers who want new construction, low yard maintenance and a walk to restaurants and parks. Expect HOA rules and a higher price per square foot than older neighborhoods farther from the district.
The Wider Former Air Force Base
The old base covered 3,937 acres. By 2013, about 20 years after it closed, that land held more than 1,200 homes along with parks and sports facilities, a Veterans Affairs clinic, an American Red Cross headquarters, the International Technology and Aerospace Park, and a Horry-Georgetown Technical College campus. Homes on the former base outside the town center suit families and buyers who want a quieter street while staying a few minutes from the shops, parks and airport.
Weather & Climate
Market Common sits right next to Myrtle Beach International Airport, so NOAA’s 1991–2020 normals for Myrtle Beach are a good guide. The climate is humid subtropical, with long, warm summers and short, mild winters.
- July: average high 87.4°F, average low 71.6°F
- January: average high 55.5°F, average low 33.6°F
- Wettest month: September, with 6.77 inches on average
- Yearly rainfall: about 53.6 inches (sum of the monthly normals)
The ocean keeps summer highs a little lower than inland. Myrtle Beach averages only 21 days a year at 90°F or higher, compared with 65 in Florence. The city also gets more than 2,800 hours of sunshine a year, and snow is very rare.
Atlantic hurricane season runs June 1 through November 30 and peaks around September 10, according to the National Hurricane Center. Horry County’s Know Your Zone program shows evacuation zones by address, so look yours up as soon as you sign a lease or go under contract.
Best months to move: April, May, October and early November. Summer weekends bring the heaviest tourist traffic, so a weekday move is easier from late May through August.

Moving to Market Common: Tips From Our Crew
- Ask about the loading zone and elevator. The Residences have parking garages and elevators. Ask the leasing office where a moving truck can park, if you need to reserve an elevator, and what hours moves are allowed. If they need a certificate of insurance, we provide one free.
- Avoid event days. The district hosts festivals, live music and holiday events, and parking fills up fast. Check the Market Common events calendar and schedule your truck on a quiet weekday if you can.
- Read the HOA rules for new homes. Townhome and single-family communities often limit truck size, parking on the street, PODs and move times. Get the rules in writing before move day so nothing slows down the crew.
- Plan around summer traffic. From Memorial Day to Labor Day, the main beach roads back up, especially on weekends when rentals turn over. Early-morning weekday starts save time and money.
- Keep a backup date in hurricane season. Between June and November, a storm can change plans on short notice. Book with some flexibility. We never charge a rescheduling fee.
- Downsizing into an apartment or townhome? Measure your new rooms, decide early what stays, and use our junk removal or storage for the rest.
