Delta is one of the southernmost towns in Pennsylvania. The borough sits right on the Mason–Dixon line in southeastern York County, and the town of Cardiff, Maryland, begins at the state line. It’s a tiny place, with about 700 people on roughly a quarter of a square mile, but it has a big history: Delta is the heart of the Peach Bottom slate region, where Welsh quarrymen opened slate quarries in the 1840s. Most of the older houses still have slate roofs, and you can still find pieces of the original blue-black slate sidewalks.
Delta suits people who want a quiet, rural small town with Baltimore, York and Lancaster all within about an hour. It works well for families who commute into Harford County, Maryland, retirees who want a slower pace, and anyone who likes the idea of the Susquehanna River and state parks close by. The trade-offs are limited shopping and dining in town and longer drives for most errands.

Delta Population & Demographics
Delta had 705 residents at the 2020 Census, and the Census Bureau estimates 713 lived there on July 1, 2025. Peach Bottom Township, which surrounds the borough, had 4,966 residents in 2020 and an estimated 5,108 in 2025. Because Delta is so small, Census survey figures for the borough itself have very wide margins of error, so we’ve included Peach Bottom Township and York County for context.
| Measure | Delta borough | Peach Bottom Township | York County |
|---|---|---|---|
| Population (July 1, 2025 estimate) | 713 | 5,108 | 473,197 |

The survey’s income estimate for Delta borough has a margin of error of more than $30,000, so we left it out.
Delta is younger than the county, with a median age of about 31, and it has more rentals than the surrounding township, where most homes are owner-occupied.
Is Delta Safe?
We did not find reliable, recent crime data for a borough this small, so we won’t quote numbers. The Delta borough office can tell you which police agency covers a specific address in the borough or in Peach Bottom Township. As with anywhere, the best check is to visit the street you’re considering at different times of day and talk to a neighbor or two.
Cost of Living in Delta
Home Prices
Zillow’s Home Value Index puts the typical Delta home at about $322,900 as of August 2026, up about 5.0% from a year earlier. Zillow’s figure for the 17314 ZIP code, which includes the surrounding countryside, is about $320,800. For comparison, the York–Hanover metro figure is about $311,100, the typical Pennsylvania home is about $290,400 and the typical U.S. home is about $368,700. Across the line, Zillow’s Baltimore metro figure is about $400,300.
The Census Bureau’s survey puts the median value of owner-occupied homes in the borough at $219,100 and in Peach Bottom Township at $271,700 (2020–2024). Those are self-reported and lag the market, which is why Zillow’s newer numbers are higher. In the borough, expect older homes on small lots, many with slate roofs. Out in the township, you’ll find more single-family homes on larger rural lots.
Rent
Rentals are limited, and Zillow doesn’t publish a rent index for Delta. The Census median gross rent in the borough is $968 a month (2020–2024), though that figure is based on a small sample. For context, Zillow’s Observed Rent Index for the York–Hanover metro was about $1,396 in August 2026, and the Baltimore metro was about $1,948. If you’re renting, start early and be ready to widen your search to nearby towns.
Best Neighborhoods in Delta
The Delta Borough Center
The Delta Historic District has been on the National Register of Historic Places since 1983. Along Main Street and the side streets, you’ll see slate roofs, old slate sidewalks and the Rehoboth Welsh Chapel, which still holds services in Welsh and English. Houses are older and closer together, and you can walk to Main Street spots like the Tea Trolley and Delta Pizza. This area suits buyers who love old houses and small-town life, and renters looking for a lower-cost option.
Peach Bottom Township
Peach Bottom Township covers about 29.6 square miles around Delta, from the Maryland line to the Susquehanna River. It includes the Susquehanna Trails community and the Peach Bottom nuclear plant site. Census data shows a median household income of $84,737 and an owner-occupancy rate of about 85%. It suits families and anyone who wants land, privacy and room for a garden, a workshop or a few animals.
Cardiff and Whiteford, Maryland
Cardiff, Maryland, borders Delta directly, and its Main Street runs from Whiteford up to the Pennsylvania line. It’s part of the Whiteford–Cardiff Historic District, which was added to the National Register in 2005. Like Delta, it has strong Welsh roots and a slate-quarrying past. The area is also known for its “green marble,” a serpentinite quarried there that was used in the Empire State Building. Living on the Maryland side means Maryland taxes, Harford County services and a different school system, so compare carefully before you choose a side of the line.
Weather & Climate
Delta has warm, humid summers and fairly mild winters for Pennsylvania. The closest long-term NOAA station is at Conowingo Dam, Maryland, about 13 miles away. Its 1991–2020 normals show:
- January: average high 40.1°F, average low 24.9°F
- July: average high 87.5°F, average low 68.5°F
- Average annual temperature: 55.4°F
- Precipitation: about 48.3 inches a year
The Conowingo station doesn’t report snowfall. Farther north, NOAA’s York station averages about 24.6 inches a season, and winter storms can make Delta’s hilly back roads slick. The best months to move are late April through early June and mid-September through October. If you’re moving in July or August, start early to beat the heat and humidity.
Things to Do in Delta
Delta’s Slate and Welsh Heritage
At the Crystal Palace Exposition of 1850, Peach Bottom slate was judged the finest in the world. Delta’s slate quarries ran until the Funkhouser Quarry closed in 1971. Take a walk through the historic district to see the slate roofs and sidewalks, and look for the Rehoboth Welsh Chapel. Its Welsh choir has won a prize at the National Eisteddfod of Wales.
Ma & Pa Railroad Heritage Village
The Maryland and Pennsylvania Railroad, known as the Ma & Pa, once carried slate out of Delta and ran until 1978. You can ride a restored piece of it at the Ma & Pa Railroad Heritage Village at Muddy Creek Forks in Airville, about 14 miles away. In 2026, train rides run on Sundays from June through early September, with fall foliage rides, pumpkin patch trains and a Christmas City Express.
Rocks State Park
Rocks State Park in Jarrettsville, Maryland, covers 855 acres in northern Harford County, roughly 9 miles from Delta. Its best-known feature is King and Queen Seat, a 190-foot rock outcrop above Deer Creek. There are 3.5 miles of hiking trails, picnic areas, and fishing, wading and tubing in the creek. Weekend and holiday visits from Memorial Day through Labor Day require a day-use reservation.
Susquehanna State Park
About 19 miles away near Havre de Grace, Susquehanna State Park has the restored Rock Run Historic Area, with a working gristmill, the Carter-Archer Mansion, the Jersey Toll House and remains of the Susquehanna and Tidewater Canal. You’ll also find mountain biking, fishing, a boat ramp and a campground with cabins.
Fiore Winery & Distillery
Fiore Winery & Distillery at 3026 Whiteford Road in Pylesville, Maryland, is about 5 miles from Delta. It calls itself “the Maryland wine with an Italian accent” and offers tastings daily, plus Music in the Vineyard on Sunday afternoons.
Where to Eat in Delta
Delta Family Restaurant
The Delta Family Restaurant at 5978 Delta Road is the town’s classic breakfast-to-dinner spot. Expect homemade soups, meatloaf, burgers, seafood and pasta, plus baked goods from its own bakery. It opens at 6am every day, which is handy when the crew arrives early.
Delta Pizza & DP’s Lounge
Delta Pizza opened in 1984 as the area’s first Italian restaurant. Today it serves specialty and build-your-own pizzas and Italian dishes like ravioli, lasagna and chicken parmesan. It also has a bar and lounge with live entertainment and sports, and it caters events across northern Maryland and southeastern Pennsylvania. It’s on Main Street.
The Tea Trolley
The Tea Trolley is an English tearoom at 104 Main Street, at the corner of Ridge Avenue. It serves traditional tea service and is open most days except Tuesdays and Wednesdays. Reservations are recommended, especially on weekends, so it’s a nice spot to take visiting family once you’re settled in.
Jobs & Economy
The best-known employer near Delta is the Peach Bottom Clean Energy Center (Peach Bottom Atomic Power Station), about 3 miles north of the Maryland line in Peach Bottom Township. Its two reactors came online in 1974, and their operating licenses have been extended to 2053 and 2054. The plant is operated by Constellation, and Constellation Energy Generation is one of York County’s 50 largest employers.
Beyond that, most residents commute. York County’s largest employers in early 2026 included York Hospital, the federal government, Amazon, WellSpan Health, Walmart, BAE Systems and Harley-Davidson. From Delta, Bel Air (about 16 miles) and Baltimore (about 43 miles) are closer than or comparable to York (about 31 miles), so Maryland jobs are well within reach.

It serves the boroughs of Delta, Cross Roads, Fawn Grove and Stewartstown, plus Peach Bottom, Fawn, Hopewell and East Hopewell townships. The district office is on Main Street in Fawn Grove. Its schools are:

Moving to Delta: Tips From Our Crew
A few things our Delta moving crews keep in mind when planning a move here:
- Tell us about rural driveways and back roads. Many homes in Peach Bottom Township sit on long driveways, gravel lanes or hilly country roads. Let us know about steep grades, tight turns or low branches when you book, so we can bring the right size truck and plan for a shuttle if needed.
- Measure for old houses. Delta’s historic homes often have narrow, steep staircases and small doorways. Measure your largest furniture before moving day. We bring padding and door-jamb protection, and we can take apart beds and tables to get them through.
- Know which state you’re in. Delta borders Cardiff, Maryland, right at the state line. If you’re moving from Maryland to the Pennsylvania side, plan to switch your driver’s license, vehicle registration and voter registration, and check with your employer about state income tax withholding.
- Use the weekly bulk pickup. Penn Waste collects trash and recycling in Delta on Mondays, with a limit of four 32-gallon bags up to 60 pounds each and one bulk item per week. Appliances with Freon must be scheduled in advance. For bigger cleanouts, ask us about junk removal.
- Plan for summer heat and humidity. July highs near Delta average close to 88°F. Start early, keep water on hand, and get the air conditioning running in the new house before the first boxes come in.
- Keep a snow backup date. Winter storms can make the hills around Delta slick. If you’re moving in January or February, pick a backup date. A & M never charges a rescheduling fee.
